Western Oaks is among the most established master-planned neighborhoods in the southwestern extent of Austin. When the neighborhood began building in the mid-1970s, it was more of a distant escape from the city. But as Austin's development keeps creeping outward from its core, Western Oaks has become more central and consequently coveted. Snug between two major highways, this leafy suburb's homes and high-performing public schools conjoin with miles of trails and dozens of Austin-specific chains, forming an active and engaged neighborhood where convenience and comfort are sacred. "As people have more kids, they need a little bit more space, so they move even further," says Realtor Joaquin Sanchez of Compass RE Texas. "Western Oaks tends to have a little more of a community. Your kids are going to school together. People are growing up together. People are staying in these houses for a long time."

Shortcuts and greenbelt trails to Dick Nichols District Park
Outdoor spaces are a major component of the master planning in Western Oaks, where basketball and tennis courts hide behind groups of homes with paved trails that sneak between them. The Western Oaks Property Owners Association maintains a playground, tennis courts and a junior Olympic-sized swimming pool off of Woodcreek Road, which is popular in the summertime and when competition swim season is on. Dick Nichols District Park also contains a public pool in addition to an expansive green space rife with other amenities, including playgrounds and courts for volleyball, tennis and pickleball. The park also has several miles of hiking trails, forging connections across the neighborhood. Trail connections abound further with the Latta Branch Greenbelt Trail, which offers a scenic shortcut between Davis Lane and Beckett Road, passing through a grotto of cypress trees and buttonbush.

An active and festive PTA at Patton Elementary
Students in Western Oaks begin an education at Patton Elementary, rated A-minus by Niche. Known for having an active PTA, the school's community of parents organizes tons of events, including multiple picnics throughout the year and parties that celebrate diversity, like a Diwali celebration featuring henna tattoos and traditional dances or a Black History Month celebration featuring live music and vendor booths for local Black-owned businesses. By sixth grade, students begin attending Clint Small Middle School, which also has an A-minus rating. Home to the first-ever Green Tech Academy in the Austin Independent School District, the program offers an interdisciplinary curriculum with experiences in robotics, agriculture and conservation. Modern farmhouses and multiplex condos
The homes of Western Oaks are primarily found in several subdivisions that hide from the neighborhood's central thoroughfare of Beckett Road behind a long strand of red brick sound barriers. Within each subdivision, housing options are fairly consistent. Designs and pricing are really only offset by a small collection of multiplex condos in the gated community of Davis Place, typically selling for between $425,000 to $450,000. Meanwhile, most single-family homes come in a new traditional style, and their floorplans tend to be laid out in a two-story design with a built-in garage or as a single-story snout house. Either way, garage space is a must. Some flash elements of modern farmhouses, like barnstars and exposed wooden beams, while others blend the new traditional style with elements of Craftsman-style or midcentury architecture, like double-pitched roofs or multi-colored brick facades. Prices for single-family homes are largely driven by square footage, with homes between 1,300 and 2,000 sq. feet usually selling for $450,000 to $650,000. For something larger than 2,000 sq. feet, prices usually begin around $650,000 and can reach up to $850,000.

Tex-Mex options aplenty in the Shops at Arbor Trail
When it comes time to restock the pantry, residents head to the neighborhood's northeast corner to shop at either a Whole Foods Market or Costco Wholesale in the Shops at Arbor Trail. Having won numerous awards from the Austin Business Journal for its tailored aesthetics, perhaps the most unique feature of the shopping center is its 1.6-mile hike and bike loop that encircles the shopping center with a pleasant arboretum trail of Ashe Juniper. The Cypress Grill is a popular Cajun eatery across from the Shops at Arbor Trail, known for offering a slice of New Orleans flavor with dishes like crawfish egg rolls and fried trout. But it's also a popular meetup spot, offering numerous events and activities, including Sunday brunch specials, an annual crawfish boil, a Mardi Gras party and occasional live music performances. The Austin Public Library maintains a branch in the neighborhood too, creating opportunities for locals of all ages to come together over programs like basket weaving or yoga. However, for most residents, the Western Oaks Property Owners Association is the primary method of meeting neighbors through activities like a neighborhood tennis league, a youth swim team or an annual spring garage sale.

MoPac and other highways offer many connections
Given the neighborhood's location in a car-dependent region, most residents rely on a personal vehicle to navigate the nearby commuter routes. Despite the neighborhood's many footpaths, walkability to surrounding locales requires crossing busy roads. But most major roads, like Davis Lane and William Cannon Drive, have bus stops where riders catch a ride with CapMetro. Additionally, both roads lead to on-ramps for the MoPac Expressway, offering a direct driving route to Austin or for skipping the city and heading further north toward Round Rock. Along the way, drivers heading east or west can transfer to U.S. Highway 290, which can then be used to reach Interstate 35. "This area was considered South Austin for a long time," Sanchez says. "As it's expanded over a couple of decades, it's become more and more central."
Floods, fires and rattlesnakes
With Western Oaks just barely kissing the feet of Texas Hill Country, the neighborhood has some natural hazards to consider, like the population of rattlesnakes, which are especially common in Dick Nichols District Park. An intermittent creek known as Kincheon Branch, a tributary to the nearby Williamson Creek, cuts eastward across the neighborhood from Escarpment Boulevard to the Shops at Arbor Trail, leaving behind flood zones in its course. These flood zones impact a few residential areas surrounding the Shops at Arbor Trail, but not much else. Wildfires are slightly more of a risk, as all of Western Oaks is in an ember zone, and areas with heightened risk are only 2.5 miles west of the neighborhood.
