Contemporary community in Contra Costa County
Located along Brentwood’s northern border, the primarily residential Prewett Ranch neighborhood offers numerous parks, nearby shopping centers and views of Mount Diablo in the distance. “The area is known for its good schools and family-friendly atmosphere. It was built to be a great standalone community, with shopping and restaurants all within a few miles. You never have to leave to get everything you need,” says lifelong Bay Area resident Adam Dobrinich, a Realtor with Exp Realty with over 15 years of experience. The neighborhood itself is a bit unusual in its makeup. Half belongs to the city of Brentwood, while the other side is unincorporated. The western half is a planned community with plentiful sidewalks and multiple parks. The unincorporated eastern half is made up of light industrial buildings, agricultural land and homes in small clusters. Both sides are 2.5 miles from downtown Brentwood or 25 miles from Livermore, the Tri-Valley's most populous city.

Regional trails and sports complexes in northern Brentwood
Prewett Ranch has numerous green spaces, the largest of which is the Sunset Park Athletic Complex. Spanning 38 acres, the sports park has six lighted baseball fields and four lighted soccer fields of varying sizes. Several concession stands and barbecue areas are scattered throughout. Arbor View Park is bordered by lush foliage and a walking trail. The park has a plant legend so visitors can identify the nearly two dozen tree species represented. Kids have a large playground to explore, with activities, climbing areas and slides. Another popular destination for children is Dolphin Park, with its large splash pad and playground. The Marsh Creek Regional Trail passes through Prewett Ranch on its way to East Cypress Road in Oakley or Concord Avenue in Brentwood. The paved multi-use trail is a 15-mile round trip through scenic farmland. The Mokelumne Coast to Crest Trail stretches over 10 miles and connects the Prewett Ranch community to the adjacent city of Antioch. The paved pathway includes a pedestrian overpass to protect cyclists and walkers from traffic.

Master-planned community with the option of keeping livestock
The neighborhood is divided into halves by Brentwood Boulevard. On the western side, contemporary and custom-built houses from the early 2000s rest on oversized lots. Slightly curving streets end in tidy cul-de-sacs, often with room for RV parking. “Prewett Ranch is mostly made up of newer, larger homes that are part of a master-planned community. Although you can still find a few ranchers with some acreage around,” Dobrinich says. Homes on the neighborhood’s unincorporated eastern side are often zoned for agricultural purposes. This lets homeowners have farm equipment, livestock and horses. Homes sell for a median price of $900,000 after about a month. Prices start around $500,000 for contemporary residences and continue to $1.5 million for custom-built houses.
