A recreational haven and commutability in the South Bronx
Just to the east of Yankee Stadium, the Concourse Village neighborhood in the South Bronx is recognizable for its historic Art Deco architecture and large, well-designed parks. While “Concourse Village” typically references the six-building Mitchell-Lama affordable cooperative complex near Morris Avenue, the larger neighborhood is often referred to as the Grand Concourse Historic District, while the neighborhood to the north is known as simply the Concourse. Designed as a residential neighborhood, the majority of housing is rental buildings, with a small percentage in desirable converted co-ops. “I think people who buy in Concourse Village are searching for commutability and price point ,” says Ariela Heilman, an Associate Broker with Brown Harris Stevens who has lived in the area since 2006. The neighborhood also boasts a surprisingly short commute to Harlem, Manhattan and Brooklyn. “People come to visit their friends for housewarmings and parties, and when they come out of the subway, 99 out of 100 times they say, ‘I’m so early, I didn’t know you were so close’,” Heilman says. Combined with the proximity to green spaces and recreation, Concourse Village’s convenient location attracts residents seeking a connected yet quiet lifestyle in the Bronx.
Co-op buildings, with low availability
The neighborhood experienced a few waves of development throughout the 20th century. “Pretty much all of the homes around the Grand Concourse were torn down and apartment buildings have been built,” says Matthew Bank, a neighborhood resident for over a decade and a partner and licensed real estate broker with Bank Neary Real Estate. “It’s almost entirely an apartment building neighborhood now,” he says. A few co-op buildings offer rare availability, such as 800 Grand Concourse, a low-rise midcentury brick complex. One-bedroom co-ops in the neighborhood cost between $199,000 and $625,000, while a two-bedroom in a prewar Art Deco co-op may cost between $410,000 and $470,000.

A food scene ranging from sports bars to elevated dining
Dining options in Concourse Village range from Yankee-clad sports bars to diverse elevated restaurants. Hungry Bird on Morris Avenue serves Indian fare, while Papaye serves West African specialties. Giovanni’s, near East 150th Street, is a staple for classic Italian dishes. Porto Salvo on East 161st Street also features a wine bar. Its sister restaurant, Minato, across the street serves Japanese fare. Sports haunts include Yankee Twin Eatery Bar and Yankee Tavern. The Concourse Plaza shopping mall houses grocery options such as Food Bazaar, as well as additional conveniences like Walgreens and clothing stores such as Rainbow and Kidstown. On the neighborhood’s west side, residents can browse the shops within the Bronx Terminal Market, including big-box retailers like Target and The Home Depot.

Athletic fields at Franz Sigel Park
Franz Sigel Park spans 16 acres west of Concourse Village, and is one of the neighborhood’s most popular recreational destinations. The park features baseball fields and basketball courts. Another block north, Joyce Kilmer Park provides green space and benches, and is home to the Heinrich Heine Fountain, an elegant white marble sculpture created in the late 1800s. The nearby Macombs Dam Park is a community park featuring multiple sports courts and athletic fields, including the Joseph Yancey Track and Field. The adjacent Elston Gene Howard Field was the former location of Yankee Stadium before the new location was erected. The 10-plus-acre tract still features an outline of the historic field. With Yankee Stadium only a few blocks west of the neighborhood, residents are steps away from catching baseball games — but can also expect traffic and noise on game days.

Events at the Bronx Museum and Bronx Borough Hall
Located between East 158th and East 161st Streets, Bronx Borough Hall is a hub of activity and events. “You see judges and the lawyers parking around and getting off the subway, jury pools come, and it’s also where we have the elections,” Heilman says. “And it’s a wedding venue, so you see brides posing on the courthouse steps.” Historically, it’s been a site for holiday celebrations as well. “They have menorah lightings, they celebrate Diwali and Ramadan; it’s a very mixed neighborhood.” Near East 165th Street, the Bronx Museum of the Arts also reflects the multicultural roots of the Bronx community. The museum hosts regular arts receptions, book clubs and family-focused events, including First Fridays. As the name implies, the after-hours event happens every first Friday of the month. Apart from perusing the exhibits and galleries, visitors can also enjoy music, dancing and poetry performances.

Highly rated schools for Pre-K to twelfth grade
Pre-K through fifth-grade students can attend Concourse Village Elementary School, which Niche rates an A-minus and ranks as the No. 15 standout elementary school in New York. Bronx Writing Academy serves middle schoolers and receives a C-plus. Sixth through twelfth graders may attend Bronx Early College Academy for Teaching and Learning, which earns a B rating.
