An area of community and lower-priced homes
Undeniably dense and urban, South Bronx’s Melrose neighborhood has a long history of community activism centered around sustainable housing and social justice, with Grassroots organizations such as We Stay / Nos Quedamos partnering with civic and private programs on urban renewal. Such efforts have paid off. Melrose now counts more LEED-certified buildings than anywhere in the whole borough, plus a number of new, amenity-rich, affordable rental buildings, like the 496-unit La Central. Brown Harris Stevens agent Deborah Miller, who has worked in the Bronx for over 10 years, sees Melrose as an area that offers an enviable commute and easy access to places like Laguardia Airport, Yankee Stadium, Lincoln Medical Center and Hunts Point Produce Market. And it also gives buyers the opportunity to get a foothold in the New York City market. “It’s the build-equity borough,” she says. “Value: This is really a neighborhood that speaks to that.”

Green buildings, income-restricted co-ops and townhouses
Buyers will find condominiums and co-ops in Tudor-inspired multifamily and modern midrise buildings. There are also many income-restricted co-ops, such as those in the LEED Gold-certified mixed-use Via Verde, where units list for about $250,000 to $400,000. Quick commutes by rail, train or car
Miller names fast and easy access to Manhattan and other points uptown as part of Melrose’s appeal. “Find me a better-priced neighborhood where you can get to Midtown Manhattan in 20 minutes,” she says, citing the travel time via the Metro-North, which can be caught at the Melrose station on Park Avenue. In addition, 2 and 5 express trains service the neighborhood, as do several bus lines. It's less than 8 miles to LaGuardia Airport via Interstate-278 and I-87 is also nearby.

Parks, libraries and cultural attractions
Yolanda Garcia Park includes playscapes for children of all ages, a splash pad, fitness equipment and an open lawn. To the south in Mott Haven, St. Mary’s Park offers a baseball diamond, basketball courts, running track and open green space. The park’s active recreation center, currently undergoing a more than $8 million renovation, includes a swimming pool and offers a variety of classes. The area’s Woodstock Library recently opened a Teen Center, and a significant renovation of 107-year-old Melrose Library is expected to be completed in 2024. The neighborhood’s Bronx Documentary Center exhibits works dedicated to social change and community building. Additional cultural institutions nearby include the Bronx Museum of the Arts and Yankee Stadium, both to the west in neighboring Concourse. The Hip Hop Museum is slated to open in Concourse in 2025.

Bilingual elementary and college credit
The pre-kindergarten through fifth grade P.S. 25 Bilingual School emphasizes science and hands-on learning and is rated C by Niche. Hostos-Lincoln Academy of Science, also a public school, enrolls students in Grades 6 to 12 and offers free college courses to students. Niche gives it a B rating.

A hub of activity and international eats
Melrose Avenue is a main corridor for shopping and dining. Xochimilco Family Restaurant is a popular spot for Mexican food. El Salvadoreño serves affordable Salvadoran fare.
