Between the Bronx Park and top-ranked hospitals
With Morris Park’s low skyline and houses that have a little breathing room in-between, this neighborhood is noticeably less dense than Pelham Parkway to the west and Westchester Village to the south. A few tree-lined blocks with Tudor-style houses have a nearly suburban look, and just west is one of the Bronx’s biggest parks. Musa Balidemaj, a local broker at Elite Real Estate, moved here 27 years ago for the “safety” and “convenience,” he says. “There are three major hospitals in the immediate area, a safe community and proximity to public transportation,” he says. Next to the medical center on the east side, a planned Metro-North station will bring even more transit and housing opportunities to the neighborhood.
Cottage-like Tudors and multifamily homes from $700,000
“Morris Park is divided into two areas. The north part, called Indian Village, has classic Tudors, and properties there have more land,” Balidemaj says. “The south side is more congested and has more two- and three-family homes.” Throughout the neighborhood, Colonial-inspired single-family homes start at $600,000, and semi-detached Tudors start at $650,000. Larger detached colonials and corner-lot properties are priced at $700,000 and above, and a small number of estate-style houses can go for as much as $1.3 million. According to Balidemaj, new housing construction is rare. “People usually renovate, but they don’t knock down.” Multifamily homes, many of which are red-brick, semi-detached properties, are priced from $700,000 to $900,000. Detached multifamily homes range from $1 million to $1.3 million. In the area’s only condominium building, units are priced from $300,000 to $400,000.

Old-school Italian eateries
Great Italian food is easy to find in Morris Park, with both casual and white-tablecloth options on the two main business districts. Williamsbridge Road, which runs north and south through the center of the neighborhood, has Enzo’s and Pasta Pasta, two decades’ old eateries. Morris Park Avenue, the central east-west throughfare, has more old-school joints like Patsy’s and Patricia’s, as well as bodegas and restaurants serving other cuisines. On the neighborhood’s western edge, there’s a CTown for grocery shopping.

Pocket parks, green walking spaces and a major Bronx nature area
Near the center of the neighborhood, Loreto Park has playgrounds, basketball courts and a well-kempt running track around a soccer pitch. Along the north end, the Mosholu-Pelham Greenway has a 2-mile walking path next to busy roads. And to the west is the 718-acre Bronx Park, giving residents immediate access to open green space and athletic fields. Farther west, the park becomes the Bronx Zoo, and to the north it becomes the Botanical Garden.

Celebrating Italian-American history
Since 1977, the Morris Park Community Association has organized an annual Columbus Day parade on Morris Park Avenue. Neighbors cheer on marching bands, floats and the parade’s grand marshal, and in recent years, the event has culminated in a children’s carnival at Loreto Playground.
Above-average public schools and a top-ranked charter
Morris Park is within District 11 of the NYC education system, which received an overall B-minus grade from Niche and an A-minus grade for its teachers. Local students in kindergarten through eighth grade can attend P.S. 83, which has a B grade from Niche. Icahn Charter School, another local K through eight option, has an A-minus. Just north in Allerton, the Collegiate Institute for Math & Science is a high school with a B-plus grade.

An express subway and soon-to-be commuter station
From the Morris Park subway station in the neighborhood’s northwest corner, the 5 express train stops along Manhattan’s east side and reaches Grand Central Terminal in 40 minutes. A new Metro-North station, planned to open on the east side in 2027, will offer an even quicker commute to Midtown and the option to travel upstate on the New Haven line.

most areas of morris park are pretty quiet, the areas around the edges, but now towards the middle, there's a lot going on. there's been a good amount of crime reported and i just wish the area was safer to be in.

I love Morris Park for its authentic Italian food. Many years ago it was mostly all Italian and they were not very welcoming to outsiders. I'm glad that has changed but I see that they're are less and less Italian stores, restaurants and bakeries.

I have lived in the Morris Park area my entire life. It is a nice area, with a very local feel but many things are very accessible. It's close to mass transit, it has a parkway for exercise and family activities, there are plenty of schools, restaurants, and shops in the area.
