Van Cortlandt Village is an urban residential neighborhood located in the Bronx with plenty of housing options. Buyers can find brick-clad, postwar co-ops, split-level multifamily residences and some early 20th-century single-family homes, including duplexes and townhouses. “There’s a lot of stock there,” explains Carol Landon of Douglas Elliman Real Estate who has sold homes in the area for 16 years. “A lot of the housing is small, older homes. It’s a big mix,” she adds. Perhaps the biggest perk of the neighborhood is its proximity to Van Cortlandt Park, New York City’s third largest green space, as well as access to the 1 train and major highways like I-87 for an easy commute to Manhattan.

One-bedroom co-ops range between $125,000 and$220,000, while two-bedrooms typically range from $260,000 to $380,000. Off Sedgwick Avenue, buyers can find accessibly priced co-op units in The Tideway Building, where heat, gas and hot water is included in the association fees. Prospective buyers can also find single-family homes generally starting at $650,000 or two-family homes costing between $899,000 and about $1.3 million. Whether it is a detached, brick-clad single-family home, an elegant turn-of-the-century Tudor-style townhome, a prewar duplex or rowhouse, Van Cortlandt Village has an array of housing options. “It’s a typical Bronx neighborhood,” Landon says. Home sizes typically average around 966 square feet and lot sizes are 1,742 square feet. With more than 65 percent of residents renting, buyers interested in investment properties can take advantage of the available housing stock.

Home to New York City’s third-largest park
Van Cortlandt Village is located right beneath its namesake park, offering residents easy access to nearly 1,200 acres of green space. Van Cortlandt Park contains several sports facilities like rugby and cricket fields, plus the Van Cortlandt Golf Course and hiking trails for locals. The park also features the Bronx’s largest freshwater lake. Students attend New York City Geographic District No. 10 schools with a student-teacher ratio of 11 to 1. Ampark Neighborhood Elementary School receives a B-minus rating by Niche and has a rich arts and music program. The B-minus-rated P.S. 95 Sheila Mencher is a combined elementary and middle school, serving kindergarteners through ninth graders. Food Dynasty Supermarket serves as the local grocery store, but residents can access many others in the nearby Kingsbridge neighborhood along Broadway. At Riverdale Crossing, also along Broadway, there’s a BJ’s Wholesale Club, fast food chains and various storefronts like Petco. Given the area’s residential makeup, there aren’t many businesses directly in the neighborhood, but local shops can be found along Broadway between 239th Street and 230th Street. Local restaurants include D'Tigre's Pizzeria, Picante Picante for take-away Mexican food, and The Bronx Public for American fare and drinks in a trendy setting.

Annual Juneteenth ceremonies in Van Cortlandt Park
Each year on the anniversary of the end of slavery in the United States, June 19th, 1865, The Van Cortlandt Park Alliance and community hold a celebration honoring enslaved Africans who lived and died in the area from the late 17th century to the early 19th century. The procession and ceremonies take place in an area known as Enslaved African Burial Ground, which is also the site of a former plantation.

The 1 train is accessible at the 238 St. station and to the west of the neighborhood, residents can access the 4 train at the Mosholu Parkway station. Commuters can reach Midtown Manhattan in roughly 35 minutes via train or by car in under 14 miles. Major Deegan Expressway and I-87 are found on the western side of the neighborhood, as well as Broadway, which spans north and south.
The 1 train offers commuters efficient and frequent service through the length of Manhattan.
