Bushwick is an expansive neighborhood known for its vibrant arts scene and dynamic nightlife. While the boundaries with East Williamsburg and Bedford-Stuyvesant are flexible, Bushwick is recognizable for its industrial spaces, adopted as artist studios in the early 2000s. Previous to that wave of gentrification, Bushwick experienced a re-building after the Blackout of 1977, an event that decimated many buildings. Today, converted warehouses mix with low-rise condo buildings and rowhouses, and street art is abundant. “As you pass by you see all these beautiful murals on the streets,” says Natanel Malkoukian, a licensed real estate salesperson and Co-Founder of Reavis Development Marketing, who has been selling in Brooklyn for five years. “Bushwick has an artsy feel and cool vibe that you really can’t get anywhere else in Brooklyn.”

A generous dining and nightlife scene, plus breweries
“Bushwick has always been known as an arts hub and the deeper out you get, the more genuine artists you find. It’s where a lot of true creatives live,” says Matt Rosenblum, who, with Amy Wong, has been producing live comedy shows at the Tiny Cupboard since 2019. Other venues like Elsewhere, House of Yes, and Nowadays attract musicians, DJs, and performers to their sprawling warehouse spaces. Dining offerings are expansive, and it’s easy to find top-notch tacos at El Regalo de Juquila or thin crust pizza at Roberta’s. Regulars flock to neighborhood institutions like Circo’s Pastry Shop, which has been baking authentic Italian pastries since 1945, and Tina’s Place, a classic diner for eggs and pancakes, which has been around for over 80 years. The neighborhood is also home to many breweries, including Kings County Brewers Collective. Markets and grocery stores, including City Fresh Market, line Knickerbocker Avenue.

Arts events, including the Bushwick Collective Block Party

“Bushwick was always known for its brownstones, townhouses, and now we’re seeing more condo developments,” says Malkoukian. Height restrictions mean that most structures are only four stories, and do not have elevators. A one-bedroom condo in a modern building with a roof deck costs between $500,000 to $700,000. Single-family houses are rare, and rowhouses are often split into duplexes. A two-family duplex in a prewar brick building runs between $1.1 million and $2.2 million. A five-bedroom townhouse with parking and a backyard costs around $1.5 million. Some mid-rise buildings, like Denizen Bushwick, are popping up on the neighborhood’s edge, offering mostly rentals.

Bushwick has 14 parks and playgrounds, with Maria Hernandez Park offering almost seven acres of space. The park’s large snaking path leads to basketball courts, playgrounds and dog runs. Bushwick is bordered by an area of cemeteries, including Most Holy Trinity Cemetery and the Evergreens Cemetery, which offers a quiet barrier to the east and provides residents a place to walk.
