A Brooklyn shipping port turned seaside community
Red Hook may be right across the water from the southern end of Manhattan, with clear views of the Statue of Liberty. But even after several waves of new housing, restaurants and residents — all following renovation efforts in the wake of Hurricane Sandy — Red Hook has maintained its identity as a seaside cove. “There’s a good juxtaposition of old school and new school. Not only in commercial establishments, but people as well,” says Orren Azani, a veteran real estate agent who’s lived there for 12 years. “It really feels like you are outside of the city.” Red Hook is still associated with its massive IKEA and newer Amazon facilities, but breweries and art galleries also sit on the once busy shipping docks. Old warehouses have been converted into restaurants and condos, creating opportunities for new neighbors to move in. “It’s a very diverse and very proud community,” Azani says. “And anyone that lives there is all about it.”

Red Hook has IKEA, the most popular furniture and meatball store in town, as well as a dining scene with destination-worthy restaurants. In the summer, New Yorkers flock to Hometown Bar-B-Que for the smoked brisket, and Red Hook Lobster Pound for buttery lobster rolls. Defonte’s has been a sandwich institution since 1922, and Sunny’s Bar has been a local favorite since the 1890s. Newcomers like the San Pedro Inn make sure residents have access to good tacos, too. Artisanal shops like Brooklyn Slate, which sells handcrafted stone serving platters, maintain a connection to the area’s manufacturing history. “It may not have a lot,” Azani says of the neighborhood, “but the few things it does have, they’re just so newsworthy.” Multiple grocery stores and bodegas provide daily essentials, and a Food Bazaar supermarket — located inside a warehouse from 1869 — makes big grocery hauls easy.

A healthy townhouse market and low-rise condos
“For a lot of buyers, Red Hook has the best value with proximity to the city,” Azani says. Brick townhouses that date back to 1899 range from $1 to $2 million, and renovated houses, plus a few newly built ones, can go up to $4 million. Co-ops are rare, and mostly restricted to 100 units in the Manzione buildings. These units have sold for between $700,000 and $1.2 million, but they rarely go on the market. Renovated and new-construction condos are available from $850,000 to $3.2 million, and even luxury buildings like The Conover aren’t much taller than surrounding houses. “The zoning is mostly manufacturing, and that’s kind of kept it from being the next DUMBO or Williamsburg, where you can tear down a townhouse and build up a 40-story skyscraper,” Azani says. “That helps it keep its neighborhood feel.”

Waterfront strolls with Statue of Liberty views
Valentino Pier, on the site of a former shipyard, is a great spot to take in panoramic views of New York Harbor, the Statue of Liberty and Governor’s Island; in summer, Red Hook Boaters also provides free kayaking. The Brooklyn Waterfront Greenway, a popular running and cycling path, winds past the Columbia Street Esplanade to the south. Residents make great use of the lawns, basketball courts and outdoor grilling areas in Coffey Park, as well as the large swimming pool in Red Hook Park. In 2014, the Environmental Protection Agency tested soil in Red Hook Park and determined that it contained concentrations of lead from a metal smelting and refinery plant that was demolished in 1940. In response, the NYC Parks Department closed any athletic fields in the park with contaminated soil and has been renovating them. Most of the fields are now in use, and the rest will reopen soon.

Summertime music, dancing and face painting
In the summer, Red Hook Fest hosts cookouts and DJ-led dance parties, as well as music and dance performances, all for free. Workshops and kid-friendly activities also make it a great way for neighbors to get to know each other.
One of NYC’s best STEM programs
Schools in Red Hook include P.S. 15 for preschool through fifth grade, and Summit Academy Charter School for sixth through 12th grades, both of which have a B-minus grade from Niche. BASIS Independent Brooklyn, a private pre-K through 12th grade school with an A-plus from Niche, has become famous for its STEM education, too.

Limited subways and plentiful parking
The F and G trains, 1 mile from the center of Red Hook, are the closest subway lines. The ferry from Red Hook Pier can get to Wall Street in 10 minutes, but the most popular transit option for residents is driving. Thankfully, parking is easier here than elsewhere in New York City.
The Smith-9 subway station is very close to Red Hook and connects with the F and G trains.
Red Hook Ferry departs every 40 min during the week to Wall St and Midtown in Manhattan.

The Red Hook Coastal Resiliency Project
According to the New York City Department of Planning, Red Hook has a 10% chance of flooding in any given year. In 2023, the Department proposed a $100-million plan to protect the area from serious damage by building flood walls and gates around the peninsula to block storm water. The Red Hook Coastal Resiliency Project could start construction in 2025 and finish in 2027.

High crime, drugs and NYCHA projects. If you're crazy enough to pay over $1-2M for the "gentrified" real estate, you live to regret your on investment. Ugly and bad area separated by expensive over priced real estate and typical project housing with low income residents and crime. Good luck
