Beachfront access reigns in this gated Brooklyn community
For residents of Seagate, a tiny half-moon-shaped neighborhood on the western end of Coney Island, privacy and access to the ocean are guaranteed. With around 850 homes, Seagate is the only gated beach community in the city. “The properties are directly on the beach, and you have to be a Seagate resident to use the beach, which limits the access,” says Realtor Kurt Vikki, who has been a Seagate resident for 17 years. “It reminds you of the Jersey Shore when you’re there. In my opinion, it has the best beach view properties in all of New York City.”
Beachside living in a mix of architectural styles
Sidewalks frame the rows of houses, tucked neatly on streets that fan out along the beach through the rounded neighborhood. “There are mostly one, two and three-family houses in a mix of styles, but no co-ops,” Vikki says. Still, condo units in a few mid-rise buildings are available from the low $500,000s to low $800,000s. Semi-attached two-family houses go for $750,000 to $1.2 million. Detached single-family homes include Mediterranean-style bungalows and colonial-style residences. These typically list between $800,000 to $1.5 million, though outliers can fetch up to $3.5 million. Multi-family homes can cost between $1.3 million to $2.3 million.

A neighborhood surrounded by beaches
With beaches encompassing most of the neighborhood, Seagate residents have easy access to the salty ocean waves. Seagate Beach offers a fishing pier and children’s playground, called Sunset View Park. The beach was restored after Hurricane Sandy in 2012 and received a series of rock buffers to help mitigate excessive damage from wave surges in the future. Norton’s Point at Seagate Beach overlooks the Verrazzano Bridge. “On Sundays, you can see the cruise ships pass by to the ports,” Vikki says. “It’s quite beautiful to see that.” More scenic vistas are found at the lighthouse – “Seagate has its own lighthouse, which is pretty cool,” Vikki adds – and the bayside kid’s park – “It’s simply beautiful because of the views of the bridge and bay.” The Sea Gate Beach & Cabana Club has a swimming pool, restaurant and other amenities for members. “Sea Gate Beach Club is separate from the beach,” Vikki says. “A lot of residents and Staten Island residents go to the beach club.” Coney Island Creek Park features a thick tree line along Bayview Avenue with trails that lead to its sandy beaches. Locals often fish, sunbathe and enjoy the ocean here. Just east, the Kaiser Park sports fields, which include basketball and tennis, appeal to recreationists and athletes.

Various events celebrate Seagate’s diverse community
Vikki – who also serves on Seagate’s board of directors - says the neighborhood hosts a slew of seasonal and annual events for residents, many of which celebrate the diversity of the community. “Because there are two synagogues within the neighborhood, there are all types of events,” he says. “There’s a Georgian festival for the Russian demographic, with singers and dancers and food. And a Halloween march through the community for kids.” Other seasonal events include family-friendly movies on the beach, community flea markets and Easter egg hunts.
Vibrant eateries on Coney Island and Brighton Beach
Because Seagate is purely residential, folks typically head to Coney Island and Brighton Beach for shopping and dining. Casual eateries along Surf Avenue, such as Surf City Pizzeria and Caribbean staple Footprints Café, are popular among residents. For finer dining, Gargiulo’s Italian Restaurant serves elevated classics in a banquet hall-style location. Further west, diverse eateries line Brighton Beach Avenue for additional options, mingling between local businesses and specialty shops. Grocery stores include Fine Fare Supermarkets or a Key Food Supermarkets, which is situated right outside the neighborhood.

Highly rated nearby schools
Seagate students may start their education at P.S./I.S. 99 Isaac Asimov School, which serves prekindergarten through eighth grade and focuses on a science and literature curriculum. The school earns an A-minus from Niche. Kids may continue to the B-rated Abraham Lincoln High School. Many faith-based and private school options are also available, including the highly rated Elite Academy of Science and Technology, a private high school that earns an A-minus from Niche.

Car-reliant community with access to subway and bus connections
There are only two entrances to this neighborhood, one at Neptune Avenue and the other at Surf Avenue along the West 37th Street boundary. West 37th Street separates Seagate from the rest of Coney Island. The B74 and B36 buses travel this corridor and connect to the Coney Island-Stillwell Avenue Metro station. Here, residents can catch the D, F, N or Q trains into Manhattan. “Transportation can be a challenge because you need to have a car,” Vikki says. “But you’re still only a mile from the Coney Island station, and you can catch the buses to Manhattan right across from the neighborhood gate.”
