A warehouse-turned condominium with an artistic past
In a real estate market as competitive as New York City’s, it helps to sell a story, not just a house. When units become available at 1 Tiffany Pl., agents do just that, regaling prospective buyers with tales of the condominium’s past. As the story goes, Louis Comfort Tiffany (American artist and son of Tiffany & Co.’s founder) produced his iconic stained glass at the 1921 Cobble Hill property, and the street was later named for him. The narrative certainly boosts the condo’s allure, but sadly, it’s just a widely circulated myth. Archives from the New York Public Library and the Brooklyn Eagle (a daily newspaper that shuttered in 1955) reveal that the road was named long before either Tiffany had become famous. And the building itself was not occupied by Tiffany Studios, but by Walther & Company, a high-end paper maker. The true history may not be as exciting, but it still paints a picture of the former industrial and creative hub. Like many neighborhoods with artistic roots, the area went from grungy to posh as manufacturers moved out and well-to-do folks moved in. Today, buyers appreciate the cobblestoned street, airy apartments and unique location.
One- and two-bedroom apartments with finishes from the early aughts
In the early 2000s, the red-brick, five-story warehouse was converted to a midrise condominium mainly offering one- and two-bedroom apartments. Despite the building’s age, the 70 units do not have prewar features; only the hardwood floors were preserved during the conversion. In original units, buyers can expect large great rooms, kitchens with white laminate cabinetry, plenty of closets and beige-tiled bathrooms. Every apartment has its own laundry machines, some have wood-burning fireplaces, and top-floor units include a skylight. Some owners have further modernized their residences to include sleek millwork, built-ins and marble or quartz finishes. Depending on size and condition, prices range from $655,000 to $870,000 for a one-bedroom and $1.1 million to $1.7 million for a two-bedroom.
Basement level amenities, a small backyard garden and a shuttle to the subway
Entering the lobby, first through a wood-clad vestibule and then a marble archway, residents are greeted by a full-time door attendant. Though only five stories tall, the building has an elevator leading to apartments upstairs and basement-level amenities downstairs. The gym was recently remodeled, and the space next door doubles as a lounge and playroom with partitioned zones. There is also a bike room, storage room and an outdoor parking lot, but all are subject to availability. Residents will find a quaint yet charming garden at the back of the building. Flower boxes line the grassy area, and next to it, a small pavered pad provides a shaded place to sit. It’s worth noting, however, that right across the street, the Brooklyn-Queens Expressway (BQE) runs parallel to the building, so it may be a bit noisy. Not only can residents rely on the condo’s live-in super, they can also utilize the free, private shuttle that runs between the building and the subways at Borough Hall.
Proximity to waterfront parks, shopping and dining
Set in the westernmost portion of Cobble Hill, 1 Tiffany Pl. has an intriguing location. Some would consider it part of the Columbia Street Waterfront District, a 22-block area west of the BQE. The area does not have direct waterfront access, as its piers are occupied by industrial warehouses. In the 19th and 20th centuries, the streets were also industrial, but today, it’s primarily residential, with a few businesses here and there. To access the waterfront, residents can head north to Brooklyn Bridge Park, .06 miles from the condo. There, locals can catch the ferry, visit the playgrounds, use the many athletic facilities, dine at seasonal eateries, lounge along the East River and take in striking views of the Manhattan skyline. While the condominium backs up to the BQE, residents can walk across an overpass at the corner of the building in order to reach Cobble Hill-proper. Bordering the neighborhood, Court Street and Atlantic Avenue are lined with shops and restaurants. Union Market offers groceries, Nabila's serves authentic Lebanese dishes, and The Six Bells sells artisanal homewares. A neighborhood fixture since the 1920s, Cobble Hill Cinemas shows both commercial and indie films.
Residents can quickly reach bikes, buses and the BQE
Residents of 1 Tiffany Pl. are a bit removed from the subway, hence the free shuttle to Borough Hall during rush hours. There, commuters can take the 2, 3, 4, 5 and R trains, which reach lower Manhattan in under 10 minutes. The F and G lines are also accessible 0.6 miles from the condominium. One block from Tiffany Place, Columbia Street has one public bus and multiple Citi Bike Stations. Those with a car can quickly access the BQE, Gowanus Expressway and Hugh L. Carey Tunnel into Manhattan.
