An Upper West Side co-op with a prime location and protected status
Although the beige-brick facade at 102 W. 85th St. is somewhat underwhelming, a closer look reveals hints of the co-op’s Art Deco roots. Some units have the original gridded cast iron windows, and two stripes of geometric blue tiles interrupt the masonry near the crown and above the second story. The clearest indication, however, is the retro font spelling out the building’s address stretched across the navy blue sidewalk canopy. Inside, many units have retained their old character, making the building popular with prewar enthusiasts. An added bonus for that crowd — 102 W. 85th St. is located within the Upper West Side/Central Park West Historic District, meaning it’s protected by New York City’s Landmarks Preservation Commission. Even without this designation, the co-op’s location is very attractive. “If you’re familiar with the Upper West Side, you know that this is a sweet area,” says Zach Gutierrez, a broker at Redfin. “Being on 85th as opposed to 86th Street is great. Since 86th is a two-way street, there's a tremendous amount of traffic. On the other hand, 85th is a beautiful, tree-lined, sleepy street.” Overall, Gutierrez describes the co-op as desirable, well-kept and financially sound.
Fewer than 100 units, some with original details
With 85 units spread across 12 stories, the prewar mid-rise originally included studio to two-bedroom apartments, but some owners have combined units to create larger residences. Like most prewars, layouts typically have closed floor plans, often with large entries, compact kitchens and adequate space for dining sets. Some units still include arched doorways and beamed ceilings. “People who buy in these Art Deco buildings tend to like the old-school vibe, so they don't change it too much,” Gutierrez says. “When I go into the bathrooms of many units, even in multimillion-dollar apartments where they’ve combined three or four units, the owners have kept the original features. They love the cast iron tub, super heavy sinks and anything prewar.” Of course, some owners have opted to add modern-day features, like washer/dryer units. “Another nice thing about being in an Art Deco building,” Gutierrez adds, “is that you have about 12 inches of solid concrete between each unit. You’re not hearing anything from your neighbors. And the construction even feels solid. Everything was made to last back then.”
Studios typically sell between $360,000 and $470,000, whereas one-bedrooms go for upwards of $878,000. Two-bedroom apartments range from $1.1 million to $.163 million, and larger, renovated residences have been priced as high as $2.48 million.
Common spaces are limited but well-maintained
The co-op's amenities include laundry facilities, storage units and a bike room in the basement, plus a shared roof deck. Although the lobby is not furnished and only attended part-time, it’s aesthetically appealing, with original moldings and a diamond-patterned floor. “In terms of cleanliness, this is one of the best buildings I’ve been in,” Gutierrez says. “When you take out the trash, if you take a deep breath in, you can't even smell the trash room. And the laundry room is always in perfect condition. When you pick up the dryer filters, the lint has already been disposed of. It's amazing.” The broker adds that the live-in super runs a “tight ship” to keep the building spick and span, but residents don’t mind since it makes for a pleasant environment.
Proximity to green space, activities, culture, restaurants and more
Situated near the corner of 85th Street and Columbus Avenue, the co-op is only one block from Central Park’s 843 acres. Near the entrance, there’s a Citi Bike station, a playground, an arboretum, ball fields and the 1.58-mile Shuman Running Track that hugs the Jacqueline Kennedy Onassis Reservoir. Just four blocks south of the co-op, residents can visit the American Museum of Natural History, one of the Upper West Side’s most beloved institutions. Columbus Avenue has dozens of markets and eateries like Good Enough To Eat, a laid-back American outpost right across the street, and The Consulate, a white-tablecloth French bistro with stylish interiors. On the other end of the block, Amsterdam Avenue is even more commercial and has a higher concentration of bars, such as Tiki Chick, which dishes up $5 sandwiches and serves its cocktails in whimsical, tropical-themed vessels. “I think if you were to ask a lot of Upper West Siders to circle their favorite pockets on a map, this area would often be circled,” Gutierrez says. “The co-op is close to everything you could want.”
Subways and buses serve the area
Residents can find the nearest subway station, serviced by the B and C trains, just two blocks away. The 1 train is also available roughly six minutes from the co-op. Several bus routes run along the avenues, and the crosstown bus cuts through Central Park at 86th Street. For those with cars, the Henry Hudson Parkway is accessible less than a mile away at 79th Street.
