This 1989 condominium offers proximity to Downtown Flushing
For anyone hoping to buy in Flushing, Queens, 147-20 35th Ave is a fine representation of the middle-tier, postwar residences available within the growing neighborhood. In Flushing, one-bedroom units, spanning an average of 666 square feet, have a median price of $458,000, while two-bedroom units, measuring an average of 900 square feet, have a median price of $698,000. Like many other postwar buildings in the area, this nondescript, brick-clad condominium has very few amenities, and even those are somewhat of an afterthought. As a trade-off, buyers pay low monthly fees. For many, the main draw is immersion in Flushing’s vibrant Asian community. The area is stacked with Asian food markets, Buddhist temples and local eateries serving up regional Korean, Chinese and Japanese flavors. Although public transit is minimal, prospective buyers may appreciate the condo’s proximity to flourishing shopping and dining districts.
Units have some perks but tend to show their age
Interested buyers will find one- or two-bedroom units within the condominium, but turnover rates are pretty low: only six of the building’s 90 total apartments have been listed for sale over the past five years. Of those listings, prices were on par for the neighborhood, with one-bedrooms in the $400,000s and two-bedrooms, except one penthouse unit, in the $600,000s. Common charges are low by city standards, with two-bedrooms typically paying anywhere from $500 to $750 a month. Although interiors vary widely from unit to unit, many have outdated finishes, such as wood-framed doorways, beige tiles and laminate counters. Kitchens tend to have a small footprint with pass-through windows and gas stoves, but some owners have renovated to create a more open floor plan. Some desirable units may include walk-in closets, in-unit washer/dryers and balconies. Those on top floors have larger terraces with distant views of the Manhattan skyline and Whitestone Bridge.
A parking garage with deeded spaces is perhaps the most desirable amenity
When owners arrive home, they descend a small set of stairs before entering the lobby, which is partially below grade. During the day, they’ll be greeted by a part-time doorman. The space has not been updated for some time, evidenced by the old-school tiles and reflective gold accents. Residents can take one of two elevators to their unit or find a few no-frills amenities on the lobby level. The carpeted workout room has only three machines: a treadmill, a stationary bike and weights. There’s also a compact sauna and an unfurnished room where residents can play table tennis. Even though washer/dryers are not present in every unit, there is no communal laundry room. However, two laundromats are available within a five-minute walk of the condominium. As a nice perk, the condominium has a private, underground parking garage. When units hit the market, they occasionally include a deeded parking space within the price.
Thriving malls and Asian restaurants enrich the neighborhood
While the condominium fronts 35th Avenue, Northern Boulevard, a six-lane thoroughfare, is one block south, which is both good and bad. On one hand, several businesses, like Subway, a bookstore and a gas station, are a short walk away. On the other hand, residents will likely hear consistent car traffic, never mind the hum of airplanes landing or taking off from LaGuardia Airport. Heading east down Northern Boulevard, Murray Hill’s commercial district is packed with Korean BBQ joints, food markets and salons. In the other direction, Downtown Flushing is a major commercial hub centered around Asian culture. There, residents will find hundreds of shops along streets and in malls like The Shops at Skyview, as well as restaurants that draw visitors from throughout the city. The area surrounding the condominium is lacking in green space. For athletics, there’s Leavitts Park or Flushing Fields, but Bowne Park, a more leafy, natural area with walking paths, is 0.8 miles away, roughly 20 minutes by foot.
Locals can use buses, busy roads and farther-away trains
The only subway in Flushing, the 7 train, is located at the Flushing-Main Street station, roughly 1 mile or 20 minutes walking distance from the condominium. From the station, which is the first (or last) stop in Queens, it takes between 35 and 40 minutes to reach Grand Central Terminal in Manhattan. The Long Island Rail Road is available at the Murray Hill train station, only a half-mile away. Local and express buses are the closest form of transit, with multiple routes running along Northern Boulevard. Those with cars can take Northern Boulevard east into Long Island or west toward two highways: the Whitestone Expressway, which links Queens to the Bronx by bridge, or Grand Central Parkway, which facilitates travel to LaGuardia Airport in 4.2 miles.
