Spacious units just steps away from Lake Michigan’s beaches
Situated near historic brownstones on a quiet, tree-lined street, this glass and concrete-clad 21-story tower offers 64 residences at an accessible price point within Chicago’s coveted Gold Coast neighborhood. Built in 1974, many condo units have been renovated and updated for the contemporary era. “There are only four units on each floor, so it’s a smaller community and they’re conscientious about building maintenance,” says Valorie Schmidt, a real estate broker with @ Properties and Christie’s International Real Estate. The lobby’s newly remodeled, streamlined design includes warm, beige furnishings and wood accents, while the residential interiors feature open-concept plans with combined living and dining areas. “The units are spacious with a nice living area. The bedrooms are a good size for condos in the city,” Schmidt adds. Owners also enjoy 24-hour door staff, a sundeck with an outdoor pool and the monthly HOA fee includes heat, water, internet, basic cable and building maintenance. Parking spaces in a maintained garage are also available for a monthly fee of $190 per month. “Plus, it’s dog-friendly which is great because it’s hard to find buildings like this in the city. And there’s no limit on size, so it’s nice if you have a large pet,” says Schmidt.
One- to three-bedroom residences with city views
Each residence features an open-concept floor plan with floor-to-ceiling windows and sliding glass doors to let in natural light. Balconies overlook the historic brownstones on Dearborn Street below or offer views of the surrounding Chicago cityscape: “From the units that overlook the pool area, there’s a little space between buildings so you have a longer view of the city. It’s very much a Mary Poppins rooftop feel and it has beautiful views at night,” says Schmidt. Despite the building being 50 years old, many owners have renovated their spaces with updated features, such as travertine heated floor tiles, Carrara marble and Koehler or Grohe fixtures. Some units have updated kitchens with farmhouse sinks and islands with a built-in wine fridge, while others may have Sub-Zero refrigerators and Mirage hardwood floors. Bathroom highlights include white subway tile walls, quartz countertops and showers with rainfall shower heads.
Accessible price points with most utilities included
Prices generally range between $250,000 and $540,000, depending on interior upgrades, renovations and overall square footage. One bedrooms are hard to come by, but two-bedrooms typically run between $320,000 and $450,000. A three-bedroom averages just under $500,000. HOA and assessment fees can be steep, running just over $1,200 per month depending on square footage, but all utilities are included except electricity.
Newly remodeled pool deck with outdoor heaters
On the fourth floor, residents can access an exercise room, dry sauna and bike room. But the real draw of the building is the pool deck, which is currently undergoing a new remodel for spring 2024 with an expected completion date before the summer. “I think it’ll definitely add value to the property. It’s on the sixth floor and includes a nice barbecue area [and] a covered seating area with a retractable roof, as well as heaters and a fire pit area,” says Schmidt. “It’s quiet and peaceful, with some nice views of the city. It’s a little sanctuary.” A common laundry area with coin-operated machines is also on-site, as well as a live-in building engineer.
One block from Lincoln Park and close to shops, markets and the Lakefront Trail
This coveted, historical neighborhood includes proximity to green space at Lincoln Park, the shops of Old Town, and the Green City Farmers Market: “It’s close to the beach and parks,” says Scmidt. “It’s a great neighborhood because you’re close to restaurants, bars and nightlife without having them on the same street as you. But you’re minutes from all the action.”
Three lines on the Chicago “L” all within walking distance
Public transportation can be accessed at nearby stations, including the Red Line at the Clark/Division Street station and the Brown and Purple lines at Sedgwick station in a roughly 15 minute walk or just over a half mile away. Several buses are also found along North Lake Shore Drive and North Clark Street.
