Convenience and service on the cusp of Tribeca and FiDi
Sometimes, moving from one Manhattan neighborhood to another can seem like relocating to a new city. That was the case for Elegran agent Mick DiStasio’s clients, who went from a family apartment on the Upper West Side to a pied-a-terre at 200 Chambers St. in Tribeca. Built in 2005, the 27-story, glass-and-steel tower was designed by prolific New York City architect Costas Kondylis, who was also behind buildings like the Trump World Tower. DiStasio’s clients, whose adult children had moved out, wanted to experience the energy of downtown, according to the agent. “They wanted a little bit more life, rather than all the strollers on the Upper West,” says DiStasio, who acted as their buyers’ agent. The building’s location, on the edge of the Financial District and blocks from the Hudson River, was also a selling point. “It’s an insanely convenient building,” DiStasio notes. “It’s right between a couple of subways, Whole Foods is on the block, and you’re super close to the West Side Highway and the park there. You have all the conveniences of Tribeca, but you can get down to FiDi so easily.” The couple was also ready for a little bit of luxury after living in a building with few amenities. And 200 Chambers delivered, with door attendants to greet residents and help with groceries, an expansive fitness center and outdoor spaces overlooking downtown. The building is a bit away from what people consider “quintessential Tribeca,” which may give some buyers qualms, DiStasio notes. On the other hand, “you get this ultra-luxury product in an amazing, attractive neighborhood, but you’re not buying it for $2,500 to $3,000 a square foot.” Instead, it’s more like $1,900 to $2,250 per square foot.
Walls of windows framing Hudson River views
Finishes vary in the 253 residences at 200 Chambers St., as many owners have renovated over the years. Still, units consistently offer hardwood floors, 9-foot ceilings and walls of windows framing vistas of the Hudson River and New York City skyline. One- and two-bedroom units comprise the most significant percentage in the building, although studios and larger residences are available. Many offer transitional floor plans with adjacent kitchens, which originally featured birch cabinetry, lava stone countertops, Calacatta marble backsplashes and stainless-steel appliances by Sub-Zero, Viking and Bosch. Bathrooms also boasted Calacatta marble, as well as soaking tubs and natural stone tiling. DiStasio’s clients purchased their two-bedroom unit on the 12th floor for just under $3 million in June 2024. In the third quarter of 2024, a studio was listed for about $980,000, while a one-bedroom asked just under $1.6 million. Two-bedroom homes ranged from around $2.5 million to $3 million. A four-bedroom duplex was also listed for $10.5 million.
White-glove service, a roof deck and a waterfall courtyard
“It’s truly a full-service, white-glove building,” DiStasio says. That starts with the door staff, who are on hand to help with packages and luggage, as well as a concierge to organize reservations or appointments. “Coming from a smaller building where they didn’t have a lot of those services or on-site help, that was very attractive to my clients.” The building has a sleek lobby with marble floors, tall ceilings, black wall panels and recessed lighting that leads to a courtyard with a waterfall garden. There’s also a landscaped roof deck with loungers, tables and chairs and “fantastic views,” the agent adds. The seventh level is the main amenities floor. It has a wellness center with a gym and a 50-foot indoor lap pool, a lounge with a catering kitchen and a children’s playroom. Parking is available for purchase.
Walkable to Hudson River Park and across the street from Stuyvesant High School
There are several green spaces near 200 Chambers St., starting with Washington Market Park, offering a garden, playground and tennis and basketball courts. Battery Park City Ball Fields give baseball fans a place to pitch, while Rockefeller Park provides walking trails along the Hudson River, plus public art by the likes of Tom Otterness. There’s also Hudson River Park, which has a skate park and piers that offer mini golf and kayaking. The oyster bar Grand Banks sits at the end of Pier 25, overlooking the water. The Borough of Manhattan Community College, along with its theater, is across the street from the residence, as is Stuyvesant High School, one of the top-ranked public high schools in New York City. As for eats, an Argentine steakhouse, Baires Grill, will be opening on the retail level of 200 Chambers in 2024, and several options just south of the building, from pan-Asian fare at Wei West to barbeque at Blue Smoke. Can’t decide? Brookfield Place, on Vesey Street, offers an array of eateries, including outposts of Blue Ribbon Sushi, Parm and iconic burger joint P.J. Clarke’s.
Access to several subway lines
Several trains are just a few blocks from 200 Chambers St., including the 1, 2 and 3 at West Broadway and Chambers Street and the A and C at Chambers and Church streets. The R and W are another block east, at City Hall. There are several buses and easy access to West Street, which turns into the West Side Highway. For those who work downtown, it’s about a 10- to 15-minute walk to Wall Street.
