Reasonably priced postwar co-op in a residential community
This six-story, red-brick co-op in Fieldston is typical for 1951 and the area. Its location at 3840 Greystone Avenue sets it apart, one of a small number of co-ops in an exclusive section of Riverdale known for its large, single-family homes that start around $2 million, but most cost far more. Fieldston is also known for containing three of the country’s top-ranked private prep schools: Horace Mann, Riverdale Country School and Ethical Culture Fieldston School. The latter is adjacent to the co-op, which provides a more affordable entry point into the neighborhood: two-bedrooms list in the low $300,00 range. Unlike other parts of Riverdale, the building is near businesses and transportation.
Roomy layouts with prewar aspects
This midcentury building has numerous prewar features like windowed galley kitchens, a window in the shower area, foyers and fire escapes. The 127 units range from those that haven’t been updated in decades to ones that have been fully gutted. For example, some updated kitchens have been opened, adding stainless-steel appliances, a dishwasher, stone counters and new cabinets. Similarly, renovated bathrooms have been retiled and outfitted with modern fixtures, while others appear to retain their original tiles and sinks. Thanks to dining areas and bedrooms large enough to hold a king-sized bed, layouts are often large enough to convert.
Sizes range from studios to four-bedrooms, but most are one- and two-bedrooms. In early 2025, one-bedrooms were listed for less than $300,000, and, in one case, as low as $225,000. Two-bedrooms only have one bathroom and listed in the low $300,000 range in 2025. There haven’t been any recent sales of the other sizes. Generally, layouts range from 700-square-foot one-bedrooms to 1,100-square-foot two-bedrooms. The building’s largest unit is a 2,000-square-foot four-bedroom.
On-site parking is a perk since street parking is limited
The gray-brick entrance is framed by carriage lanterns and set back from the tree-lined street. The well-maintained lobby contains black picture moldings that contrast well with the black-and-white tiled floor. Amenities are on par with the building’s price point, containing a basement-level laundry room, bike room, live-in super and porters, and a garage with waitlisted parking. Security consists of a virtual doorman. Pets are allowed and limited to one dog per unit. Board policies are less strict regarding upfront costs by allowing a 10% down payment.
Residential section that’s convenient to businesses and leisure
Fieldston is a small residential enclave close to Riverdale businesses along West 238th Street and Riverdale Avenue. These include Lava House for coffee, An Beal Bocht Cafe, an Irish pub with live performances and Salvatore's of Soho, a popular pizza and pasta spot. A nursery school, MacLaughlin Playground and a kids’ gymnastics center are within the co-op’s immediate vicinity. The private Manhattan University and the 1,100-acre Van Cortlandt Park are also nearby. Key Food is closest for groceries, but Garden Gourmet Market in nearby Kingsbridge attracts many shoppers. Riverdale Crossing near the 1 train is another option, anchored by BJ’s Wholesale. It also contains chains like Petco and a CityMD. Locals with cars also head north to Westchester County for suburban shopping.
Bus and train options
The local 1 train is conveniently located less than half-a-mile from 238th Street and takes about 40 minutes to reach Midtown West. Alternatively, a shuttle stops at the Spuyten Duyvil Metro-North station, which takes half an hour to reach Grand Central. There are also express buses into Manhattan. Finding street parking is tougher in this part of Riverdale, but drivers are close to the Henry Hudson Parkway and the Major Deegan Expressway.
