A Tudor Revival co-op building across from Manhattan University
“What makes 3875 Waldo Ave. unique is its classic prewar architecture and beautiful lobby,” says William F. Knight III, a broker with Coldwell Banker who recently sold a one-bedroom unit at the Riverdale property. “When you walk into that lobby for the first time you feel like you’re being transported back in time.” Completed in 1931 as a rental complex, the Tudor Revival building now contains 105 co-op units and features distinctive half-timbering and steeply pitches gables, giving it a storybook appearance. Its lobby is especially striking, anchored by a massive fireplace and sheathed in neutral tones with ornate wallpaper and whimsical ceiling plasterwork. The 11-story structure is across from Manhattan University, within walking distance to the 1 train and close to sprawling Van Cortlandt Park. “People buy there because it’s a well-run co-op in an excellent location,” adds Knight.
Prices for studios start at $110,000
There’s a full range of layouts at 3875 Waldo Ave., from studios to three-bedroom residences, with prices starting at $110,000 and going up to $677,000. “The apartments still have that old world feel even though many are updated with modern finishes,” explains Knight. “I like the extra-large closets, arched doorways, glass doorknobs, thick walls and amazing views of nearby Van Cortlandt Park.” Sunken living rooms, arched entryways and separate dining areas are other hallmarks rarely available in modern construction. “Most of the apartments get more light than other prewar buildings,” adds Joe Greene, a Compass broker who sold a two-bedroom residence there in October 2024. This is partially due to the building’s unorthodox silhouette of multiple wings and a tower that radiate out from a central lobby, giving many of the apartments uncommon floor plans. “It has pretty average co-op policies in terms of Riverdale,” he says, noting it requires at least a 20% down payment. Recent upgrades, meanwhile, include rooftop improvements and brick repointing.
Fitness center and laundry room are the main amenities
Among the on-site amenities are a laundry room and fitness center — both on the fifth floor — as well as a spacious playroom for kids. “This is a standard building gym with treadmills, ellipticals and weight equipment,” says Greene. The staff includes a live-in super and porter, who keep the building in a well-maintained condition. “There are not many affordable prewar buildings in Riverdale,” says Greene, noting that residents like its quiet but convenient location. “It’s very close to Broadway, but far enough away you don’t hear much noise.” Additionally, 32 security cameras on the premises add a sense of safety. While the building does not offer parking and it can be a challenge to find a spot on the street, there are a couple of garages in the surrounding blocks.
A college neighborhood with family appeal
“The building is very close to Riverdale Avenue and 238th street, which has its own little shopping area that includes laundromats, bars and restaurants like Beal Bocht Café.” A Key Food within walking distance makes groceries easily accessible. “The building is located near Manhattan University, so there are a lot of college students over there,” says Greene. “It’s a little more hip than other areas, but this is not a loud building or anything like that.” In addition, the neighborhood is known to draw families thanks to its proximity to schools like Horace Mann, Riverdale Country School and Ethical Culture Fieldston School. The 2-acre Brust Park, which has a playground, is located across the street from the property, while the much larger Van Cortlandt Park is about 10 minutes away and encompasses more than 1,100 acres of scenic trails and sporting facilities.
The 1 train at Van Cortlandt Park is five minutes away
It takes about five minutes to walk to the nearest subway station, Van Cortlandt Park-242 St., which is serviced by the 1 local train. This station marks the end of the line, which runs through the Bronx and the entire length of Manhattan, connecting to numerous express trains throughout its route. While that’s the only subway in the area, there are several bus lines that stop nearby along Riverdale Avenue, including the BxM1, BxM2, BxM18, BX7 and BX10. In addition, the neighborhood is home to a stop on the Metro-North Railroad's Hudson Line, which can get to Grand Central in 35 minutes and connects to the Hudson Valley in the other direction.
