A Renaissance Revival co-op building by renowned architect Emery Roth
In 1927, renowned New York architect Emery Roth teamed up with development firm Bing and Bing to craft 435 E. 57th St., an elegant Renaissance Revival building on a tree-lined block in Sutton Place, right next to the Upper East Side. The mid-block structure, which holds 62 co-op units today, is sheathed in reddish brown brick and sports carved limestone details such as cherubs and a coat of arms framing the canopied entrance. A doorman is stationed 24 hours a day in the marble-clad lobby, lending a sense of security to residents. With just four apartments per floor, the 16-story property offers a boutique feel and personalized service, with packages delivered to the front door of each unit. “You can say it’s white-glove service,” says Kiril Kalundziski, a broker with Compass who recently listed a two-bedroom unit in the property. “The staff takes really good care of everyone in the building.”
Classic prewar layouts with prices starting at $580,000
Generous prewar layouts are a signature at 435 E. 57th St., which offers a mix of one to three-bedroom residences and a few larger combinations. Crown molding, hardwood floors and beamed ceilings are standard, but finishes vary by apartment. “Everyone has done something different,” explains Kalundziski. While the units don't have private balconies or terraces, the spacious interiors provide enhanced flexibility should owners want to tinker with the layouts. “I sold one unit that was a three-bedroom but could easily become a five-bedroom,” he says. “Overall, the units have great closets, big kitchens and nicely sized living rooms.” Prices for one-bedroom range from $580,000 to $600,000, while two-bedrooms can list for up to $1.7 million, depending on the floor plan. A three-bedroom combination unit on the 15th floor sold in November 2023 for $1.6 million. In terms of financial policies, a 50 percent down payment is required.
White-glove service and a small gym are the main perks
The white-glove property is equipped with a full-time doorman and a live-in super. "All of the mail, dry cleaning and packages come right to your door,” says Kalundziski. “They’re very hands-on." The building has two elevators, one of which is a dedicated service elevator, plus a small fitness center on the lower level. "Every unit also comes with a storage unit in the basement,” adds Kalundziski. The building allows pets as well.
Located close to top Sutton Place restaurants like Mr. Chow
Filled with stately townhouses and prewar co-ops, Sutton Place has long been regarded as one of Manhattan’s most desirable neighborhoods; its popularity is attributed to its relatively calm character and prime location between the Upper East Side and the East River. The building's vicinity features popular restaurants such as Mr. Chow, a beloved New York institution serving elevated Chinese fare on white tablecloths. Neary’s, Bistro Vendome, Sutton Bar Room and Sushi Ginza are also easily reachable options for fine dining. Finding a caffeine fix is also effortless, with cafes such as Marathon Coffee, Frolla Café and 787 Coffee nearby. For groceries, many residents frequent the Trader Joe’s two blocks away, located beneath the Queensboro Bridge with soaring cathedral ceilings clad in shimmering tiles. Whole Foods and Morton Wiliams are also within several blocks. Just down the street is a leafy plaza surrounded by historic townhouses with a dazzling view of the East River waterfront. “It feels like a little time vault in the middle of New York,” says Kalundziski. Other nearby green spaces include Twenty-Four Sycamores, Andrew Haswell Green and Honey Locust parks. Meanwhile, Central Park is less than a mile away and features many recreational activities.
Half a mile from the six subway trains at 59th Street
The Lexington Avenue-59th Street station, where the N, R, W, 4, 5 and 6 subway trains stop, is half a mile from the building, and two additional trains, the E and F, make stops at the Lexington Avenue-53rd Street station, also half a mile away. For those who use the bus, two lines pass just steps from the property: the M57, which provides crosstown service, and the M31, which services the Upper East Side. A pair of Citi Bike docks are one block away, at 58th Street. The property is also close to the Roosevelt Island tramway, a unique transit mode between Manhattan and the secluded enclave in the East River.
