A full-service co-op with luxuriously appointed apartments in Lenox Hill

Situated on the southeast corner of Madison Avenue, 50 East 79th Street finds itself in the thick of one of New York City’s most esteemed neighborhoods. “The building couldn’t be located in a more prime Upper East Side location,” says Masami Issever, a broker at Compass. Just around the corner from Central Park, renowned museums and world-famous galleries, the 20-story structure was designed by New York-based architecture practice Brown & Guenther in 1958 and converted into a cooperative in 1963. Clad in red brick with a two-story polished gray granite base, the facade is known for its distinguished angled terraces on the top five floors. The co-op offers spacious multi-room apartments with stately charm starting at $1.6 million. “The residents are very friendly, and the staff is very helpful and responsive,” says Issever, who has sold ten-plus units in the building and also happens to be a long-time resident of the co-op.

Prewar-sized layouts with large living areas and ample storage

Ninety-seven residents across 20 stories range from one- to three-bedrooms. There are, however, about a dozen combination units, which vary in variety and size from a four-bedroom unit with a laundry room and office to a five-bedroom duplex. Although the building was designed in 1959, the layouts suggest otherwise: square footage is abundant and formal rooms are prevalent. Regardless of size, all apartments have a salon-like foyer, a proper dining room and a generously proportioned living room. “All rooms are very generous in size,” says Issever. “You can expect big living rooms and large bedrooms, but bathrooms can be smaller.” One-bedrooms are low in count and rarely come on the market. Both one- and two-bedroom are available in two varieties: one with a dining area attached to the living room and one with a dining room and an additional powder room. For example, #3F, a one-bedroom with the original kitchen, bathroom and parqueting floor, sold for $599,999 in the third quarter of 2015. Similarly, #10B, a classic six with Central Park West Views, four walk-in closets and a renovated kitchen and bathrooms, sold for $1.59 million in the first quarter of 2025. A classic seven, #21B, an opulently designed penthouse with a private terrace that wraps around the entire length of the apartment, a 16-by-18-foot office and bathrooms swathed in rare colored marbles, netted $4.3 million in the last quarter of 2025. Perhaps the grandest listing, #11BC12C, a five-bedroom encompassed as two vertically adjacent units with an oval-room-like foyer, a massive kitchen with a breakfast banquette, a media room and a primary bedroom with a 12-by-12-foot dressing room, closed at $6.9 million in the last quarter of 2024.

A “friendly” board

As a resident, Issever knows the policies by heart and board members on a first-name basis. “They are very easy to work with,” she says. “And they don’t have strict by-laws, like most Upper East Side co-ops do.” For example, there are no post-liquidity requirements. (It is not uncommon for UES co-ops to require three years of reserves.) Notable policies include 35% financing required, no subletting, pieds-à-terre are authorized and pets are permitted.

All the essentials plus parking

The elevator building has a round-the-clock door attendant, a live-in superintendent and part-time maintenance staff. Residents can find laundry facilities on the lower level with folding tables and wire basket carts. The same subterranean floor houses personal storage lockers, a bike room and a petite gym outfitted with basic cardio machines and weight training equipment. Issever says shareholders are eligible for discounted parking in the building’s garage; the third-party vendor offers indoor spaces at competitive monthly rates.

All the prestigious shops and eateries along Madison Avenue

Residents are just around the corner from the ideal Upper East Side street associated with the lap of luxury. Strolling is a dream along the avenue lined with high-end stores, restaurants where ladies lunch and boutique fitness studios, including Serafina, Soul Cycle and Veronica Beard. The area does not lack cultural institutions, including some of the most revered in the city, such as Gagosian, The Guggenheim and The Met. A number of highly regarded public and private schools are within walking distance (and arguably the reason many move to the neighborhood in the first place), too, which are inclusive of Eleanor Roosevelt High School, P.S. 006 Lillie D. Blake and Rudolf Steiner School. Meanwhile, 843 acres of green space await at Central Park, with notable destinations in this particular pocket: not limited to Bethesda Terrace, The Boathouse and SummerStage. There are several pricey gourmet grocery markets, which are hard not to name off in list-like fashion: Eli’s Essentials, Marche Madison and Tomer’s Gourmet Market.

Less than three blocks from the subway

From door to turnstile, it’s a six-minute walk to 77th Street station, which provides access to the 6 train. Nearby thoroughfares — the 79th Street Transverse, the FDR and Park Avenue — make getting around Manhattan easy. For local trips, there is a Citi Bike station at East 78th Street and Fifth Avenue.
