A prewar Upper West Side co-op with ‘an intimate vibe’
Located on a tree-lined Upper West Side street, the co-op at 55 W. 95th St. “has all the full-service elements that you would expect, but it’s got a smaller and more intimate vibe,” according to Michael Biryla, head of the Mike Biryla Team at The Agency, who has sold several units in the boutique building. Built in 1913 and renovated in 1985, the building has about 56 units behind a limestone-and-tan brick facade. Amenities are limited, but the location is a huge perk. “It’s great because you have such close proximity to Central Park,” Biryla says. In addition, “the board is very small, very liberal, easygoing,” the agent explains. “If you’re a newer buyer, not super high-net-worth, this is a building that you’d be able to move into. It’s a good starter building.” It’s also close to subways, although not on the main thoroughfare of West 96th Street, and convenient to grocery stores, coffee shops and restaurants along Amsterdam and Columbus avenues. “This building isn’t on people’s radars, but it’s an awesome little co-op,” Biryla says.
Light, airy units with open living and dining areas
There are about five units on each floor, with a mix of one- to five-bedroom homes, although two-bedroom residences comprise the most significant percentage. Units offer black metal-trimmed windows, hardwood floors and open dining and living areas with adjacent kitchens. The area is surrounded by townhouses, so homes have a light, airy feel. (The co-op is actually next door appeared in the 1992 film “Home Alone 2: Lost in New York.”)
It’s also a prewar building, meaning high ceilings and spacious rooms. In Summer 2024, Biryla listed a $2.65 million four-bedroom residence on the eighth floor with a renovated eat-in kitchen that opens to the dining area. A typical one-bedroom abode ranges from $600,000 to $650,000, while a two-bedroom starts around $780,000 and can cost as much as $1.5 million for a home with an extra powder room. A three-bedroom, one-bathroom home starts at just over $1 million. Pieds-a-terre are allowed, with 80% financing permitted. “Post-close liquidity is very standard: two years of mortgage and maintenance after the 20% or 25% down,” Biryla says, referring to the amount of money buyers must prove they have to be approved by the board.
Renovated roof deck with Central Park views
The building has a “really cute” roof deck, according to Biryla. “They updated it a couple of years ago.” It provides a seating area and plantings, as well as a glimpse of Central Park. A full-time doorman is on staff, and the super lives on the ground floor. There’s also storage available for rent and a laundry room, although many units have washers and dryers.
Less than a block from Central Park
Being so close to Central Park is a benefit that can’t be underestimated. Whether it’s hitting a few at the Central Park Tennis Center, biking around the 6.2-mile loop or reading a book on a park bench, residents can wile away many happy hours in the 843-acre greenspace. Riverside Park is about five blocks to the west and provides water views and access to the Hudson River Greenway, a walking and biking path that runs the length of Manhattan. Whole Foods, Sephora and Target can be found in the shopping center on Columbus Avenue between West 97th and West 100th streets, and there’s a Trader Joe’s along Columbus at West 93rd Street. Restaurants line Columbus and Amsterdam avenues, serving everything from Japanese street food to the national dishes of Peru. PlantShed, has a cafe among its flowers and plants, while Birch Coffee has ample indoor and outdoor seating. Symphony Space, a performance venue featuring readings, concerts and children’s programming, is a few blocks away.
One block from B and C trains
The B and C trains stop at West 96th Street and Central Park West, just a few blocks from the building. Residents can also walk to Broadway, where the express 2 and 3 subways, as well as the local 1, stop at the West 96th Street station. The M96 bus offers crosstown service, and there are other bus lines providing service along the avenues. Drivers can access the West Side Highway along West 96th Street as well. LaGuardia Airport is about a 30-minute drive in mid-day traffic, while the ride to John F. Kennedy International Airport is just under an hour in the same time frame.
