‘Simple’ co-op building close to parks, shops and restaurants

Built in 1925, the co-op at 675 West End Ave. isn’t particularly ornate or elaborate. Designed in a Neo-Renaissance style by George F. Pelham — whose work can be found throughout the Upper West Side — it is a “simple brown brick building with limestone entrance enframement and terra-cotta faux balconies,” according to a 2009 report by the West End Preservation Society. The 15-story building, which went co-op in 1986, also has wrought-iron windows and railings dotting the facade and pediments over select windows, as well as other period details. Located between West 92nd and 93rd streets and part of the Riverside-West End Historic District, the building is blocks from two of New York City’s most famous parks, as well as shopping and dining along Broadway and Amsterdam Avenue.

Prewar layouts with foyers, tall ceilings and closet space

The building has 62 units, ranging from one- to four-bedrooms. Residences have hardwood floors, high, beamed ceilings, foyers, ample closets and galley kitchens, although some have been opened up to the living area. Some layouts have distinct dining rooms, while others have been updated to a more transitional space. A number of units have outdoor space, and units on the higher floors have views of the Hudson River, Riverside Park and the surrounding city. The building’s south side is bordered by row houses that stand about five stories, allowing excellent light to come into units on that side. In the first quarter of 2025, only one unit was on the market: a 15th-floor three-bedroom, two-and-a-half listed for $1.995 million. Two one-bedrooms sold in 2024: one on the 12th floor for $750,000 and another on the 5th floor for $676,500. A three-bedroom sold in 2022 for $1.45 million, while a four-bedroom was last listed for $1.815 million that same year. The four-bedroom unit ultimately rented for about $8,000 a month. Many more units were rented in 2024 than were sold; the majority were one-bedrooms ranging from $3,850 to $4,500.

A full-service building that allows sublets

In keeping with most co-ops in the area, 675 West End Avenue is not replete with amenities. It has a 24-hour door attendant and a live-in super, as well as a bike room and laundry facilities (although in-unit washers and dryers are also permitted). Pets are allowed. The board considers pied-a-terres, guarantors and co-purchasing on a case-by-case basis, and subletting is also subject to board approval.

Residential avenue walkable to city parks

West End Avenue has a much chiller vibe than nearby Broadway. The avenue is almost entirely residential. That means less traffic from both cars and people, although there are plenty of dog walkers along the sidewalks. Riverside Park is one block away, with the Hippo Playground just inside its gates at 91st Street. Central Park is about five blocks away; the Reservoir and its running track are about a 10-minute walk from the co-op. Plus there are the parks’ walking paths, tennis center and other highlights. Broadway provides bars and restaurants, such as City Diner, By the Way Bakery, Blank Street Coffee and Carmine’s, for family-style Italian fare. Shops and services also line the famous avenue, and Symphony Space, a venue for readings, music and children’s programming, is on Broadway and 95th. Groceries — and a wide selection of pre-made salads, sushi and other foods — can be found at the West End Market between West 97th and West 98th streets. There’s also a Trader Joe’s on Columbus Avenue and 93rd, plus a Whole Foods and other mall-style shopping on and around Columbus and 97th Street.

West 96th Street offers express and local trains, plus a crosstown bus

The building is about four blocks from the West 96th Street subway station on Broadway, where the local 1 and the express 2 and 3 trains stop. The M96 bus, offering crosstown service, also stops at West End and 96th Street. The Henry Hudson Parkway also has an exit at West 96th Street, giving drivers easy access to the highway.
