A 1920s warehouse-to-condominium conversion in desirable Tribeca

Historical details are woven throughout 93 Worth St., a fitting notion given the condominium’s past life in the textile industry. Originally built in 1924 by architectural firm Jardine, Hills & Murdock, the former warehouse has a three-story, ornamented limestone base topped by 10 stories of beige masonry. In the early 2010s, renowned architecture firm ODA left its mark on the building by converting the industrial space into a residential tower and adding four stories of glass penthouses atop the historical structure. Today, the 17-story condominium — which takes up half of the block between Church Street and Broadway — is one of many residential conversions in Tribeca, a neighborhood where “lofty” can describe both the apartments and their prices. As Lauren Chao, an agent at Compass, describes it, 93 Worth St. embraces the neighborhood’s posh atmosphere without veering into pretentious territory. “Despite its size, this isn’t a busy building, so the lobby feels very low-key even though the design is immaculate,” she says. “The staff is also great. It’s full service, so they’re definitely there to help with whatever residents may need, but it’s sort of a no-fuss environment.” For many, the building’s history and solid construction are the main appeal, but the amenities, including an impressive roof deck, certainly help.

Units have matching finishes but a wide variety of layouts

ODA reconfigured the building to include 92 residences, ranging from studios to four-bedrooms. Floor plans vary widely throughout the condominium, with some of the most desirable being duplexes, lofts and split layouts. “Arriving to the apartments, the space feels very airy because the common hallways are really wide — noticeably wider than other buildings,” Chao says. “And the apartments also have an entry foyer, so you don’t just walk straight into your living room, which is nice. Some units have a half-bath, a big plus that you don’t see all that often [in city apartments].” In the kitchens, custom Italian cabinets are done in bright white and adorned with oversized hardware. Glossy blue backsplashes lend a playful vibe. The limestone-clad primary bathrooms have a wet room with a black clawfoot tub, while secondary bathrooms are wrapped in teal tile. As a nod to the building’s original materials, all plumbing fixtures are made from antique brass. The original beamed ceilings were preserved, and the rustic, wide-plank hardwood floors have a vintage feel. “During showings, people always comment on the high ceilings and large windows, which are 7 feet tall,” Chao says. “You get a lofty feel, great light and open views.” Studio and one-bedroom apartments are typically priced between $889,000 and $1.7 million, whereas two-bedrooms can range from $1.9 million to $3.2 million. Larger three- and four-bedroom residences creep into the $4 million and $5 million range. Penthouses, which have floor-to-ceiling windows and private terraces, have sold for as much as $7.9 million.

Perched above the 13th floor, adjacent to the penthouses, the roof deck is the building’s crown jewel. “It’s something that people really love about living here,” Chao says. “There’s a nice outdoor kitchen, and you get panoramic views of the city. The deck even has grass and a gas fireplace. It’s truly like a little oasis.” Two more common spaces are located in the basement: a sleek and spacious fitness center and a cheerful playroom for children. Residents can also find laundry facilities, a bike room and storage units in the basement. The porters and live-in super help maintain the building, and a full-time concierge is available to assist residents day to day.

Proximity to downtown business, shopping and dining scenes

Technically, 93 Worth St. is located within Tribeca, known for its posh dining scene, galleries and historical buildings. Without leaving their block, residents can grab a latte at 787 Coffee, enjoy a multicourse tasting menu at Atera or shop at Bode, a high-end women’s boutique. For groceries, the Gourmet Garage of Tribeca is nearby. Perhaps more important than the condominium’s exact location is its proximity to so many of Lower Manhattan’s unique neighborhoods. “Yes, you're in Tribeca, but you're also at the crossroads of Chinatown, SoHo, and the Financial District,” Chao says. East of Broadway, Civic Center acts as the government’s epicenter, and many large corporations have offices just south in the Financial District. Neighborhoods like SoHo, Nolita and Chinatown offer countless eateries and stores within walking distance of the condo. Pocket parks and urban plazas, like Thomas Paine Park and City Hall Park, provide the area with a touch of green space, but more nature and recreational amenities can be found less than a mile west at Washington Market Park and Rockefeller Park. Also at the Hudson River waterfront, Piers 25 and 26 have playgrounds, volleyball courts, mini golf, a winery, a dog run and more.

Excellent connectivity to the rest of the city

“Living at 93 Worth St., you’re surrounded by a ton of subway lines, so you’re in a very central location no matter where you’re going,” Chao says. Residents can access 15 trains (the 1, 2, 3, 4, 5, 6, A, C, E, J, Z, N, Q, R and W) within 0.3 miles of the condominium. Plus, the PATH train into New Jersey is only a half-mile away, and numerous bus routes, including express options, operate near the condo. While 93 Worth St. is at the center of Lower Manhattan, drivers can quickly reach West Street and FDR Drive, as well as the Brooklyn Bridge, Manhattan Bridge and Holland Tunnel.
