A Turtle Bay conversion aging gracefully
Built in 1979 and converted from a rental building in 2007 by Extell Development, the 35-story 212 Condominium, previously known as "L'Ecole," wears its age well. Tucked away mid-block in east Midtown's Turtle Bay, the 261-unit tower greets visitors with a sizable canopied entrance accented by elevated plantings that evoke a woodland landscape. Taking the edge off the adjacent mouth of the building's parking garage, the natural scene features a pleasing mix of hostas, Japanese maple, ferns and even a gentle waterfall. The lobby exudes retro glamor with its floor-to-ceiling tinted glass greenhouse entrance, white stone floor and high-gloss brown book-matched stone slab reception desk backdrop.
One- to three-bedroom homes with three design packages
Homes include one- to three-bedroom apartments, with one-bedrooms accounting for 179 of the units. One-bedrooms measuring up to 710 square feet ask for up to $1.1 million, and two-bedrooms as large as 1,000 square feet list between $1 million and $1.5 million. All three-bedroom apartments are 1,160 square feet in size, and these homes sell for about $1.5 million to $1.9 million. Some residences offer a private outdoor space, such as a balcony or a terrace measuring as much as 119 square feet. Oversized windows provide views of Midtown Manhattan, the Chrysler Building and the East River.
In a bit of a quirk that's a holdover from the conversion in 2007, apartment materials and finishes belong to one of three different design packages, all of similar quality. One offers natural wood floors, white granite countertops and marble brick mosaic backsplashes, and baths in the same materials. Another combines French white oak floors, crystallized white glass countertops, rosewood cabinets and baths with Grigio Carnico stone, mahogany and marble. The third features Jatoba wood floors, white glass counters, marble backsplashes and baths with Tabu wood vanities and Mayorca limestone. The design packages are represented throughout the building and repeat on every third floor. Some layouts offer open-plan kitchens and stainless steel appliances by Bosch and Jenn-Air.
Competitive amenities including a large roof deck
When asked why someone might choose to live in this building instead of another, similarly-price condo in Turtle Bay, Douglas Elliman agent Isaac Nematnejad cites the amenities. "Some buildings have a roof deck but no gym, or vice-versa. This has both," he says. (It's true. The agent also cites the condo's comparatively lower carrying costs.)
The 3,000-square-foot landscaped and furnished roof deck offers panoramic city views— including a very impressive one of the Chrysler Building. The 1,700-square-foot fitness center by La Palestra is complemented by separate yoga and pilates rooms. A resident lounge and library offers a separate conference room for use, and the building has a children's playroom. There are laundry facilities in the building, and on-site parking is available. The building is a full-service condominium with a 24-hour door attendant and concierge who has worked there for 30 years.
Convenience near the United Nations on Manhattan’s east side
Located between Second and Third Avenue in Turtle Bay on Manhattan's east side, the building is close to many shopping and dining options. A Morton Williams supermarket is at Second Avenue and 48th Street and Amish Market East on 45th sells prepared and fresh food. In addition to other residential buildings, the block contains a branch of the YMCA and a CVS Pharmacy on the corner at Third Avenue. Dag Hammarskjöld Plaza, which hosts a greenmarket, public art exhibits and community gatherings, is one block east. The United Nations at 45th Street and the FDR Drive is a significant presence in the area.
Close to Grand Central for travel locally and beyond, with easy access to highways and bridges
Public transit nearby includes the 4, 5, 6, 7 and the shuttle to Times Square at Grand Central Terminal, which can be reached in less than 10 minutes on foot. Metro-North Railroad and the Long Island Rail Road, also at Grand Central, provide connection to points east and north. An entrance to the FDR Drive at 47th Street and First Avenue makes for easy travel uptown and downtown on Manhattan's east side. At 59th Street, the Ed Koch Queensboro Bridge connects to Queens, Interstates 495 and 278 and Long Island, as does the Queens Midtown Tunnel, accessed at 42nd Street. Laguardia Airport can be reached in about 40 minutes by car.
