Gated co-op community in Flushing

Just blocks from bustling downtown Flushing is a gated co-op community with a communal garden as its central gathering spot. Sanford Plaza consists of four buildings, each standing six stories tall. Built in 1950, the brick mid-rise has 180 units including studio, one-bedroom and two-bedroom residences. Lush greenery fills the gardens beyond the wrought iron fences. Indeed, it’s an urban oasis just a few blocks from the busy hub of eateries, shops and street vendors. Each of the four buildings has its own entrance. Two large brick columns greet visitors at the main entrance. Recently sold units include a 1,100- square-foot two-bedroom, one-bathroom residence for $410,000 and an 800-square-foot one-bedroom, one bathroom place for $350,000. A 500-square-foot studio was listed for sale in January 2025 at $288,000.

Midcentury style with prewar aesthetics

The building's era is significant as it has prewar aesthetics blended with midcentury style. The residences have spacious living room layouts with moldings on doors and windows. Hardwood flooring is found throughout the interior. Eat-in kitchens offer extra space for dinettes and the units are large enough to have formal dining areas as well. There is a common laundry room in the basement of all four buildings. A live-in superintendent is on-site. Both indoor and outdoor parking are available for an extra monthly fee.

Co-op versus condo in Flushing

Sanford Plaza is a co-op, which means the residents own a share of the property, not the actual unit as in the purchase of a condominium. New condo complexes are being built in Flushing and have been popular with buyers, says Jasper Champagne, an international real estate specialist at eXp Realty. “The majority of people prefer condos, but the price point for co-ops is a cheaper value,” Champagne says, noting the property values of co-ops in Flushing have not grown as fast as the value of condos. As Sanford Plaza is an older building, the consumer demand is not as strong, Champagne says. “It takes a bit longer to sell in that complex,” the agent says. “I do believe their application process is known to be a little bit more difficult.” Co-op boards can be more time-consuming to work with, Champagne says, explaining that new-build developers tend to be motivated to sell.

International offerings in Flushing

Just four blocks away from Sanford Plaza is Main Street Flushing where there’s a smorgasbord of Asian grocers and eateries as well as other international shops. Check out Great Wall Supermarket and Sky Food for fresh vegetables and grocery staples. There’s Golden Mall with small specialty shops of different food vendors. Lao Yu Yuan serves up dumplings in myriad styles from crabmeat to its famous soup dumplings. QQ Cake and Bakery is a quaint spot for Chinese treats such as pineapple bread and honey chrysanthemum tea. For bubble tea, try Gong Cha on Roosevelt Avenue right off Main Street. Bargain shoppers will find kicks and athletic wear at the Nike Clearance Store at 40-24 College Point Blvd. Flushing is also known for bargain foot massages. There’s Herbal NY Foot Spa on Main Street near Sanford Plaza amid the plethora of foot spas in the neighborhood. Flushing Meadows-Corona Park is nearby with nature and bike trails and the famous Unisphere from the 1964 World’s Fair. It’s also a popular site for Dragon Boat racing, a 2,000-year-old sport that originated from China that continues around the world today. For baseball fans, Mets baseball at Citi Field is part of the park; residents are just one stop away on the 7 train from seeing superstars Juan Soto, Francisco Lindor and Pete Alonso. The USTA Billie Jean King National Tennis Center is next to the stadium, drawing tennis fans from around the world. The U.S. Post Office and the Queens Public Library are within walking distance from the co-op. There are new malls underway in Flushing and a lot of new construction, Champagne says. “The area has a lot of demand because it’s very close to Manhattan and it’s also close to Long Island,” he says. “A lot of people who are commuting to the city and are also commuting to Long Island for work live in Flushing.”

Getting around

Sanford Plaza is conveniently located close to the 7 subway line on Main Street that is about a five-minute walk. It takes about 30 minutes to reach Midtown Manhattan by train. The Q53 bus that goes to Woodside and Rockaway in Queens and Q54 bus that goes to Jamaica, Queens, and Williamsburg, Brooklyn, are on Main Street within a five-minute walk. The Whitestone Expressway and Grand Central Parkway are nearby for driving in and out of Queens.
