A prewar co-op with big rooms, basic amenities and an incredible location
Compass broker Loretta Bricchi Lee had looked at more than 100 apartments for sale when she entered what is now her home of nearly 30 years in the 12-story brick and limestone building known as The Lyons Co-op. "The moment we walked in, the living room was so large and beautiful and sunny. I said, 'OK, this is it.'" Since then, the agent has sold units in the 53-unit co-op. The 1914 building is named for its architect, the prolific Robert T. Lyons, who worked on projects including the Chrysler Building and the Gramercy Park Hotel.
Lee says the building's prewar aesthetic is one of its major charms. The lobby features white marble walls, a mosaic floor in a similar hue and a suite of gleaming brass mailboxes. According to Lee, that wasn't always the case. "There was a dark time in the '70s when everything was painted over. Then it was restored, and it's just beautiful."
Living on the block offers some top-tier, only-in-New-York perks. The American Museum of Natural History holds its viewing of the alignment of the setting sun with Manhattan's grid known as "Manhattanhenge" on the stretch of 79th Street. "Everyone comes out and sees the sun setting," says Lee. And the Macy's Thanksgiving Day Parade is a significant event in the area, beginning the night before when throngs of people fill select blocks surrounding the museum to watch the inflation of the procession’s famous balloons. "It's a little crazy but also a lot of fun," says Lee.
Oversized living rooms, high ceilings and typically one bathroom per unit
Homes in The Lyons Co-op include one- and two-bedroom apartments, with four units per floor. One-bedrooms up to 800 square feet are located at the rear of the building and sell for $650,000 and higher. Two-bedrooms at the co-op's front measure 1,000 square feet or more and are listed for $900,000 and up.
The prewar units are, in most cases, anchored by an oversized living room, often measuring about 20 feet wide, with beamed ceilings measuring at least 9 feet in height. Many apartments feature crown molding, windowed kitchens and an entry foyer. Most homes have a single bathroom, and Lee notes that the co-op board has started to permit renovations to add a second bathroom. "The board is pretty cautious because of the old piping," she says, "It's not an easy task, but it definitely will happen more." Washer/dryers are not permitted in units.
Live-in super, smart shared laundry room and packages delivered to your door
The co-op has a live-in super, a smart app-enabled laundry room and a bike room. "We don't have a doorman. We don't miss it," says Lee, who describes the block as very friendly, with neighbors delivering wayward packages to their proper destinations. (Once in the building, packages are ferried to residents' doors by the building super.) Building staff will also collect trash put outside apartments before 9 a.m. or after 10 p.m. for disposal in the basement. The building is pet friendly and permits pied-a-terres, gifting and co-purchasing.
Prime Upper West Side with major museums, shopping and parks close by
The building is in the heart of the Upper West Side, half a block from the American Museum of Natural History and its green space, Theodore Roosevelt Park. The location's benefits go beyond incredible convenience and include fewer cars on the street, thanks to the block’s east end terminating at the museum. Central Park is a 10-minute walk from the co-op. Broadway, two blocks west, has a Zabar's at 80th Street. Columbus and Amsterdam Avenues offer shopping and diverse dining options, including Italian, Mexican, Chinese and American. Other points of interest nearby include the Beacon Theatre, the Marlene Meyerson JCC Manhattan, the Children's Museum of Manhattan, the New-York Historical Society and the western-themed Tecumseh Playground.
Several subway stops within two blocks with easy access to west side thoroughfares
Public transit options include the 1 and 2 trains at 79th Street and the A, C and E trains at 81st Street/Museum of Natural History at Central Park West. Numerous local and express buses run along Amsterdam and Columbus Avenue and Broadway. For travel by car, 79th Street feeds directly onto Riverside Drive and the Henry Hudson Parkway. LaGuardia Airport is about a 40-minute drive from the co-op.
