Classic prewar residence in the Upper West Side

Built in 1930 and converted into a cooperative in 1986, The Parkway at 49 W. 72nd St. stands as a testament to the enduring charm of Upper West Side architecture. The prewar building features a Renaissance-palazzo style and limestone arch detailing that emulates the grandeur of its time. Today, the edifice blends its historic character with modern conveniences. Global real estate advisor and associate broker Dianne Weston of Sotheby’s International Realty says that apart from the co-op’s prewar architecture, its prime location close to Lincoln Center and Central Park is a defining element that appeals to residents. “The Parkway is an established co-op that has been around a long time and the location is amazing,” says Weston, who recently listed a one-bedroom for $649,000. “The building has apartments with lovely little layouts and all the prewar charm. Many of them have been renovated and updated, so, living can feel modern and new without losing the charm of the area and the building.” Accessed by two elevators, each of the 17 floors has no more than five apartments, some of which have been combined to offer more spacious living arrangements. Weston says the charm of the neighborhood extends into the building itself. “There’s a great warmth in the building,” she says. “Everyone smiles, everyone says hello. That’s not always the case.”

Studios to three-bedroom units with spacious layouts

The building’s name is not the only original feature it has retained. Design elements have stayed intact, including beamed ceilings characteristic of prewar architecture. “All units have the original arched doorways that are very graceful, and original hardwood floors with the original banding around the border that’s just a lovely detail,” Weston says. Large windows allow ample sunlight, especially on the south side, boasting city views or glimpses of Central Park. Most units have walk-in closets and built-in storage solutions to maximize space. Kitchens often feature stainless steel appliances, granite countertops and custom cabinetry. Bathrooms blend classic elements like subway tiles with modern fixtures. The co-op’s 69 units range from studio to two-bedroom layouts, though combined layouts have up to three bedrooms. Studios price in the mid $300,000s, while one-bedroom apartments hover around the mid- to high $600,000s. Two-bedroom units start at $1.2 million and a converted unit with three bedrooms recently sold for $2.1 million.

Friendly service and convenient amenities

Weston says the building’s warmth radiates not only from its residents, but also from the part-time doorman and live-in superintendent. “Residents love him,” Weston says of the super who has worked in the building for over 30 years. “You can tell he takes pride in the building. He is definitely on top of his work.” The part-time doorman – available between 5 and 9 p.m. – and a virtual doorman during off hours adds to the building’s security and service. Due to the building’s age, amenities are fewer, though available perks include a central laundry room (though some apartments support in-unit washers and dryers) and rentable private storage units. A back courtyard provides residents with a peaceful respite from city life. “The outdoor space is newer. It’s large, open and really lovely,” Weston says, adding that it’s well-kept, much like the rest of the building. “Every area is always spotless, which, as brokers, we always pay attention to,” she says. Guarantors are allowed and pets are welcome upon board approval.

Convenience and culture in the heart of the Upper West Side

Historical landmarks and iconic Art Deco, Beaux-Art and Revivalist architecture – including that of The Parkway – imbue the Upper West Side with an established feel. Notable as one of the least transient neighborhoods of Manhattan, Upper West offers a slower pace removed from the rest of the city’s bustle, but the neighborhood is far from sleepy. The Parkway’s location on West 72nd Street provides residents access to exceptional cultural venues, diverse dining and shopping, and the sprawling green spaces of Central Park and Riverside Park. “The Parkway is close to all the amenities that give the Upper West Side that warm neighborhood feel,” Weston says. “There have been changes in the neighborhood that make it much fresher and crisper, yet it retains the quintessential historic Upper West Side ambiance.” Artistic excellence hums just a few blocks south of The Parkway in the Lincoln Square district, a cultural mecca home to the Lincoln Center for Performing Arts, the Metropolitan Opera House, the City Ballet and many more renowned creative institutions. Beacon Theatre to the north provides additional goings-on in its classic, 2,800-seat venue. Crossing diagonally through the neighborhood, Broadway is the Upper West Side’s commercial strip that houses many restaurants and shops. Additional retailers and dining options at Time Warner Center at Columbus Circle lie toward the south of the neighborhood. Trader Joe’s and Pioneer Supermarket are within a 7-minute walk from The Parkway. Residents can also access the city’s comprehensive public transportation network at the Parkway. The building sits equidistant from 72nd Street’s two stations, on Broadway and Central Park West, which offer service to the 1, 2, and 3 trains, as well as the B and C trains.
