Loft-like and large apartments in a former printing press

Housed in a former printing press dating to 1881, The Stafford provides residents a transportive experience when they return home. The six-story, 54-unit co-op is entered through a nondescript metal gate, which opens into a light-filled atrium with a secret garden-like feel. Seasonal plantings contrast with brick walls covered in weathered white paint and the complex’s uncommon exterior elevator shaft clad in striking red brick. “The landscaping is beautiful. It’s very eclectic. I think that’s what people love,” says Christie's International Real Estate broker Smitha Ramchandani. “It’s so different.” The homes in the co-op are anything but cookie cutter, with wildly different layouts, finishes and features. “Most of the apartments are completely different. There’s such a mix,” Ramchandani says, noting that one universal characteristic is the loft-like feel of the units. Offering a tranquil lifestyle two blocks from the Hudson River but a short walk to the shops, culture and nightlife of Greenwich Village, the co-op doesn’t see much turnover. “People love living there," says Ramchandani, estimating that two units hit the market in 2024.

Varied floor plans, light-filled interiors and select private outdoor spaces

Homes in the co-op include studios to three-bedroom apartments. Studios sell for around $1.4 million, and one-bedrooms measuring up to 1,370 square feet ask $1.5 million and up. Two-bedrooms as large as 2,300 square feet are priced at $2.5 million or more. Three-bedroom units measure up to 2,225 square feet. The most recent sale of one was for $2.7 million in June of 2018. Loft-like homes are very spacious with high-ceilings and hardwood floors and layouts vary widely. Several units include fire balconies overlooking the street or the courtyard; additional features found in select homes include private terraces, wood-burning fireplaces and painted brick walls. A light-filled duplex penthouse unit has double-height ceilings, a sunken living room and floor-to-ceiling windows. Several recently listed apartments need updating, and there is very little consistency in fixtures and finishes from unit to unit.

Video intercom, live-in super and a shared roof deck

The co-op has a video intercom system and a live-in super. In addition to the front courtyard, there is a compact but nicely landscaped roof deck. The building offers private storage and a bike room. Pets and pied-a-terres are permitted.

Greenwich Village’s quiet west side near parks and nightlife

The Stafford is located on Greenwich Village’s far west side a bit removed from the busier streets of the neighborhood. A Brooklyn Fare grocery store is a block from the co-op and nearby gourmet food stores include Murray’s Cheese and Faicco’s Italian Specialties. It is less than two blocks from Hudson River Park, the Hudson River Greenway and Pier 40’s green space, soccer fields and boathouse. The compact James J. Walker Park is nearby and offers a sprinkler, handball and bocce courts. Downtown culture spots the Comedy Cellar, Blue Note Jazz club and Film Forum are all about a 10-minute walk from the building. Google’s St. John’s Terminal corporate office is two blocks south.

Four subway lines, the PATH and major roadways close by

The closest subways are the 1 and 2 at Houston Street, which can be reached in about five minutes on foot. The A and C trains at Spring Street are about a 10-minute walk from the building. PATH trains to New Jersey are at Christopher Street three blocks north. Both the West Side Highway and the Holland Tunnel are minutes away for travel to points north and New Jersey, respectively, and the Brooklyn Bridge and FDR Drive are 15 minutes away by car.
