Midcentury co-op charm just outside Union Square
While the white-brick facade of Wedgwood House fits neatly within Manhattan midcentury co-op aesthetics, this building’s particular location — across the street from two Italianate high-rises and the deconstructionist New School center — makes the classic design stand out as refreshingly simple. Prices also set this building apart in this high-end neighborhood. “It offers a good bang for your buck because this location tends to be very expensive,” says Ivona Zeler, a real estate agent with Compass.
Inside are mid- to high-end living spaces, and on top is a shared roof deck with sunset views of the Hudson River and the Empire State Building. “It’s a very well-maintained building with a great staff,” says Ralph Maroun, a real estate agent with Douglas Elliman. “And the Fifth Avenue address is really attractive.” An attached parking garage and laundry room comprise the basic amenities, and one block away, Union Square is one of the city’s most convenient shopping, dining and transit centers.
Strategic studio layouts and two-bedroom conversions
“The building is mostly extra-large one bedrooms,” Zeler says. These units have ample closet space and galley or open kitchens, depending on the layout. L-shaped studios have semi-private sleeping areas, and some on the highest floors have terraces. Several studios and one bedrooms have been combined into two bedrooms, including some duplexes that have room for a home office. Most of the penthouse-level residences with outdoor spaces are two bedrooms and three bedrooms, which are almost all combination units.
Over the building’s 60-plus years, internal renovations and conversions have reduced uniformity in furnishings and appliances. “Everybody has a dishwasher, but the quality and age of appliances depends on each previous owner,” Zeler says. Where some units have Mediterranean-tiled kitchens and wide-plank floors, others have parquet flooring and plain white tiling. Washer-dryers, though allowed, are rare.
Two bedrooms under $1.5 million and strict sublet policies
Prices start around $650,000 for studios and go up to $3 million for three bedrooms. Within layout types, prices can fluctuate widely — by over $500,000 — depending not only on size and floor placement, but also furnishing updates. Monthly maintenance fees range from $1,400 to $3,300. Owners can pay an additional monthly fee to lease their unit to a tenant, but they can only do so for three years during any consecutive five-year period. “It’s not a building for investors, that’s for sure. But if you need to rent because you are traveling for a year or two, you can do that,” Zeler says.
Iconic skyline views and accessible parking
The underground parking garage is a perk in this part of Manhattan. However, it’s open to the public, and as Zeler says, “You get a little bit of a discount, but it’s nothing to write home about.” The basement laundry room is essential because most units don’t have washer-dryers, and to take in the Downtown charisma, the shared rooftop has seating and manicured greenery. On the ground floor, a Chase Bank branch and dermatology office round out the Wedgwood House’s conveniences.
Between West Village nightlife and Union Square shopping
At the southern end of the Flatiron neighborhood, Wedgwood House is steps from Union Square — which has a Whole Foods, Nordstrom Rack and a renowned year-round farmers’ market. Slightly farther east are hip restaurants and concert venues on Irving Street, and to the west are the Village’s best bars and night-time hangouts. In this area, daily necessities, weeknight dining and weekend activities abound.
Easy train, bus and bike access
In between multiple major subway stops along 14th Street, including a New Jersey PATH station, Wedgwood House is in one of the most accessible spots in all of Manhattan. Buses run along both 5th Avenue and 14th Street, and one block down is a CitiBike dock. No matter what delays the MTA has planned, residents will always have an easy time getting home.
