Once a largely unknown Chicago neighborhood, Bowmanville has become a real estate hot spot because of its outstanding schools. “People move here specifically to be in the public school district,” says realtor Jeff Graves with @properties, who has lived in the neighborhood since 2004 and served on the Bowmanville Community Organization since 2005. A primarily residential area insulated from city traffic by a cemetery to its north, Bowmanville feels like “a small town with a city surrounding us,” Graves says.

Real estate value has doubled in Bowmanville
Bowmanville is a rare “one-third, one-third, one-third” neighborhood, as Graves calls it, with a balance of single-family homes, condos and rental apartment units. Streets are lined with Craftsman-inspired two-story homes, many featuring gabled roofs and bay windows, between corner multi-family buildings. Many single-family homes feature second-floor apartment add-ons that were initially built to solve the housing shortage following World War II, which owners can choose to rent out or keep for personal use. Condos range between $400,000 and $600,000, while single-family homes sell from around $600,000 to upwards of $1 million, depending on square footage. Real estate value in Bowmanville has steadily increased—it has nearly doubled within the last decade.

Guaranteed admission to selective Amundsen High
Bowmanville is recognized for its schools. In fact, the popularity and pricing of the neighborhood increased once the local schools were reformed a decade ago. Eliza Chapell Elementary School receives a B-plus from Niche for prekindergartners through eighth graders and features an urban garden and beehives on campus. With a competitive Chicago high school landscape, Bowmanville students are guaranteed admission to highly rated Amundsen High School. A public magnet school that earned an A-minus, Amundsen High offers ninth through 12th graders both an International Baccalaureate curriculum, as well as career and technical education. Both schools are walkable from almost any block in the neighborhood. Though Bowmanville public schools are quite sought-after, several popular private options are nearby.

Next to the "coolest neighborhood in America"
Though Bowmanville is mainly residential, folks rarely lack a place to go for drinks or food. With all of the attractions of Andersonville within walking distance, residents can enjoy the culinary and nightlife scene the neighborhood-next-door is famous for without the crowds and noise that come with living in it. Residents who want to keep it local can head to Half Acre Beer Co. or Spiteful Brewing, two taprooms that have become neighborhood staples. Half Acre Beer Co. has found a fan base outside of the neighborhood too, with Ubers frequently dropping brewery-goers off. Four major grocers—Mariano’s, Jewel-Osco, Tony’s Fine Food and Target—are found just outside each of the neighborhood's four sides.

New Metra station makes commuting Downtown easier
Commuting from Bowmanville is quick and easy, even though major thoroughfares run through the neighborhood. “It’s insulated by Rosehill Cemetery, which is unique for the city,” says Ben Blair, principal of Rogers Park Montessori School, who has worked in the neighborhood for the last two decades. Commuters headed downtown can take the Brown Line from the Western or Damen subway stops, both around a mile away from the neighborhood. The Metra rail system is adding a new stop north of Rosehill Cemetery, giving commuters even more transit options. Though the neighborhood is bordered by Foster Avenue, which turns into Route 41 and runs to Downtown, many residents opt for public transit or use bicycles to get around. The Chicago O’Hare International Airport is also accessible entirely via public transit from the neighborhood.
Bowmanville is receiving its own Metra stop in 2024, Ravenswood is the current existing stop.
Bowmanville residents have multiple bus lines running actively in the area.

Active community organizations and gardens
The Bowmanville Community Organization has converted a vacant lot and a former dumping site into two community gardens. Bowmanville GreenSpace Park features 10 garden beds that residents can rent out for the season, while Bowmanville Gateway Garden includes 56 garden plots, as well as a community section with a gazebo and a picnic area for outdoor meals. Just south of the neighborhood, Winnemac Park features a floral garden, weeping willows, a softball field and a little league cohort, a playground and green space for kids to throw a frisbee around once the school day ends. Foster Beach and Montrose Beach, along with everything else the Chicago lakefront offers, are under a 15-minute drive away.
