How Edgewood blends lower home prices with easy city access

Just southeast of downtown Columbus, Edgewood is a laid-back neighborhood with a mix of home styles that often come with lower price tags than nearby areas, thanks in part to tax incentives. It’s close to some of the city’s trendier spots, so grabbing dinner or shopping nearby is easy. You’re also surrounded by plenty of city parks, which adds to the appeal. All of that makes Edgewood a popular option for locals looking to move a bit farther east without giving up convenience.

What older homes cost and why prices stay lower in this area

Most homes in the neighborhood date back to the early 20th century or the midcentury years, with Cape Cods, bungalows and ranch-style houses showing up the most. “It’s an older, established neighborhood with a good stock of old homes,” says Ted Welch, executive officer of the Edgewood Civic Organization. “We have people who have lived here when the post-war houses were new, and we have young people moving in. It’s a diverse mix.” Home prices usually range from around $90,000 to the mid-$200,000s, depending on how updated a place is, which keeps affordability front and center for many buyers. “People can get 15-year tax abatements in this area, so taxes get locked in at the prerenovation price. That helps affordability a lot,” says Realtor Angela Keener, who sells homes in the neighborhood with Keller Williams Consultants. With a median price in the high $100,000s, Edgewood is on par with nearby Vassor Village and Innis Gardens Village, but still less expensive overall than Obetz-Lockbourne, Deshler Park and Karns Park. According to Jessica Ison, an agent with ReMax Metro Plus, those lower prices have helped push more locals to make the move. “You see a lot of people choosing to move out there,” she says.

Kids are zoned for Columbus City Schools and South High programs

Students are served by the Columbus City School District: the largest in Ohio. Local kids can attend South High School, which was recognized as part of Columbus City Schools’ Positive Behavioral Interventions and Supports initiative, which earned districtwide recognition in 2024 and 2025 for reducing discipline referrals and improving attendance and school climate. South High students have also been recognized through hands-on engineering programs like the Central Ohio Miniature Bridge Building Competition.

How locals reach downtown and nearby hotspots

Edgewood is about 4 miles from the center of downtown Columbus, and locals frequently take advantage of Central Ohio Transit Authority bus stops along Lockbourne Road for work and pleasure trips there. This also puts the neighborhood a quick drive away from trendy areas like the Brewery District and German Village. Interstates 70 and 71 are both just north of the neighborhood, making for convenient trips out of the city.

Nearby parks offer trails, sports areas and a community pool

Locals really love Columbus’ park system, which gives the metro area access to more than 400 parks. Edgewood makes it easy to take advantage of that, with several popular spots close by:

  • Karns Park is right next door and has basketball courts, a playground and a few short paved paths for walking.
  • Deshler Park comes in just under 10 acres and offers baseball diamonds, walking trails and plenty of open space for soccer games or laid-back picnics.
  • Lincoln Park is home to the Barack Community Center and Lincoln Pool, which includes a water slide, a toddler area and lanes for lap swimming.
  • Scioto Audubon Metro Park is one of the largest parks nearby and draws people in with its multi-use trails, river access, climbing wall and the Grange Insurance Audubon Center.

Local shops and favorite eateries offer plenty of quick options

There are a few convenient shopping spots right in the neighborhood, from small clothing stores and auto shops to El Girasol Grocery Store. When it comes to food, locals like grabbing Columbus-style pizza from Papa Joe’s or stopping by Pachucos Taqueria for authentic Mexican street food. For bigger grocery runs or familiar chain stores, many residents head over to the Kroger in Merion Village or the outdoor shopping center at Bexley Square.
