Tight-knit community on the South Side
In addition to its midcentury homes, Innis Gardens Village is known for the bond between its residents. “We encourage our new neighbors to be a part of the community,” says Aaron K. Hopkins, president of the South Side Community Action Network. “To let their voices be heard, and to hear from the voices that have been here for generations.” Set in the northern reaches of Columbus’s South Side, Innis Gardens Village is a well-established neighborhood with a traditional sense of stability. “It’s a largely older population that’s content with staying put,” says Esther Diastello, Realtor with e-Merge Real Estate. “There are surrounding neighborhoods that are rapidly changing. That’s not the case in Innis Gardens Village.”
Midcentury homes surrounded by greenery
Comprised mainly of one-story midcentury homes, the area’s designs are primarily ranch-styles and Cape Cods. Many of them require some level of renovation. “It is a great first-time homebuyer opportunity,” says Diastello, who adds that most homes have three bedrooms and a detached garage. Houses sit on quarter- to half-acre lots, often with mature trees and foliage. Prices range from the low $100,000s to the mid-$200,000s, depending on the condition of the homes, as some have been renovated. The average home value is below $200,000, less than the city and national averages.
Community activism
“We have a very active community of churches that make themselves available for civic groups and a lot else,” says Hopkins. Some churches include Serenity Baptist Church and The City of David Church. The Life Changers Church has a food distribution center providing fresh produce and other grocery items. South Side Family Farms is a nonprofit dedicated to providing local families with the resources and training to grow produce right outside their back doors.
Daily activities at Marion Franklin Community Center
Centrally located in the neighborhood, the six-acre Smith Road Park has playground equipment and open fields of green space circled by a walking trail. The Marion Franklin Community Center holds daily classes on subjects like sign language, yoga and Tai Chi while hosting basketball, pickleball and soccer games. There's also the Marion Franklin Swimming Pool, which is open daily during the summer months.
Just south of downtown
State Route 104 is just south of the community, providing access to Interstates 270 and 71. Downtown Columbus is 4 miles northwest, and Rickenbacker International Airport is under 9 miles south. Columbus Community Hospital is 2 miles west in Merion Village. The Central Ohio Transit Authority provides public transportation, with several stops along Lockbourne Road.
Diner classics at Golden Donuts
Golden Donuts and Diner has the classic greasy spoon atmosphere to go with its tuna melts and onion ring baskets. Hunan King offers casual American-style Chinese, such as lo mein and sesame chicken, for dine-in or takeout. Lockbourne Road has a variety of restaurant and retail options, including Dollar General and El Girasol, a Mexican grocery store.
Modern renovations at a historic school
Students begin at Moler Elementary School, which has a C-minus from Niche. From there, they’ll attend South High School, which has a C and serves students from seventh to 12th grade. In 2009, South High received a $25 million renovation to its classrooms and indoor facilities, maintaining the school’s historic 1922 exterior design.

The CAP Crime Index lists Innis Gardens Village at a 6 out of 10, compared to the national average of 4. Instances of violent crimes have received scores as high as 9.
