The Parkside neighborhood in Concord, the largest city in Contra Costa County, has become a destination for those moving from other parts of the Bay Area. “The lower home prices in Concord have meant that young professionals with families are moving from San Francisco and Berkeley,” says Josh Haller, a Realtor with Brickhouse Real Estate Partners with over 20 years of experience. “The dynamic of the area has changed. People stay here long term rather than renovating and moving to another area. The higher interest rates have put a stop to that.”

The majority under $1 million
The homes in Parkside are modestly built ranch-style homes from the 1950s and ‘60s with three bedrooms and between 1,200 and 2,000 square feet of living space and a large covered front porch. There’s the occasional newer built home from the 2000s, primarily two-story modern contemporary. Most of the streets in the neighborhood have sidewalks, but the smaller cul-de-sac streets don’t. The price range sits between $650,000 to $950,000. Some townhomes can be found under $600,000, and the occasional home is at or a little over a million dollars.

A garden and plaza for the community
In 2009, the idea for a community garden started to sprout, and nearly 15 years later, that vision is still alive along Lynwood Drive. The Gehringer Community Garden provides nearby residents with in-ground plots where crops are planted. Membership and an annual fee are required, and people can swap seeds with others. The nearby Gehringer Park Recreation Club has a lap pool and houses swim meets during the warm weather months. On the other side of the neighborhood, people are close to downtown and Todos Santos Plaza, a two-and-a-half-acre space active with twice-a-week farmers markets during the warm weather on Tuesdays and Thursdays. The year-round market is open during the middays on Tuesdays. Thursday evening is the time for the summer concert series, running from June to September. When that’s not happening, it’s a place where people can relax on various benches and kids can enjoy the playground equipment.

Many reasons to dig Digger's Diner
With hamburger dishes with names like The Coffin and The Crypt, it must be the popular Digger’s Diner on Farm Bureau Road. The curious name for the restaurant originates from the owner’s previous job as a grave digger. The interior decorations reflect that, but the food is all classic diner fare. Breakfast is served all day, and it’s open until 8 pm. Safeway and FoodMaxx are close to each other near the intersection of Clayton and Denkinger Roads, providing the opportunity to stock up on home essentials.

Schools in the shadow of Mt. Diablo
The Mount Diablo Unified School District has a B-plus overall grade on Niche and is the public school system for children living in Parkside. Nearby options include Wren Avenue Elementary School, with a C-plus rating on Niche. El Dorado Middle School has over 800 students in grades six through eight and Is rated an overall C. Students at Mount Diablo High School have a variety of clubs to join, including robotics and drama. The school is graded a B-minus on Niche.

Various forms of transportation
Commuting options are wide open with proximity to a Bay Area Rapid Transit, or BART, Oakland Avenue train station nearby. “Many commuters who live in Parkside take the freeway into the city. Interstate 680 is close by and, with minimal traffic issues, you could be in San Francisco in about 30 minutes, “says Mike Kavanaugh, a broker and owner with Town & Country Realty Associates. He has over 15 years of experience. Residents can also catch the County Connection buses at various stops along Willow Pass, Clayton Roads and West Street.
