Situated along the eastern banks of the Mississippi River, Coon Rapids attracts buyers with its outdoor recreation amenities and its entry-level home pricing. “The city was an early expansion off of Minneapolis and one of the first little cities that blew up into a first-ring suburb,” says Jeff Shuman, Realtor with Edina Realty. “It’s a popular destination for homebuyers looking for a well-priced home and a small-town feel.” Adding to the area's appeal are Coon Rapids' two regional parks and its outdoor water park – Minnesota’s largest. The city's name comes from the early settlers' frequent raccoon sightings along the riverbanks. The city was initially part of the Township of Anoka, but after the completion of the Coon Rapids Dam in 1914, it emerged as its own entity, officially becoming a city in 1959. Today, Coon Rapids is home to more than 60,000 residents and has evolved from its rural agricultural roots into one of the largest northern suburbs of the Twin Cities. Employers, like Mercy Hospital and RMS Company – a producer of medical devices – contribute to this city’s economy. With diverse housing options and direct access to modern conveniences, Coon Rapids is quickly growing in popularity and is the second-largest city in Anoka County, all just 12 miles from Minneapolis.

Competitive market and riverfront views
The real estate market in Coon Rapids is as competitive as it gets, with much of the inventory priced for new buyers within the metro area, according to Shuman. With a median sales price of $320,000, homes here cost $100,000 less than the average property in the Minneapolis metro area. For example, homes in Coon Rapids can sell from as low as $120,000 for a two-bedroom townhouse to upwards of $1.3 million for a five-bedroom two-story Traditional settled along the banks of the Mississippi. The city is primarily comprised of established single-family homes, with a healthy supply of townhouses and a handful of condos. The earliest construction here began prior to 1939, before taking off in the '50s and then booming again in the '90s. “Within that time frame, there’s a lot of ramblers to be seen, but there’s also some new construction to be had; there have been a few thousand homes built since 2000," adds Shuman, who has over 20 years of experience selling in the area.

Regional parks and the largest outdoor water park in Minnesota
Coon Rapids has 48 neighborhood parks and 40 miles of trails for residents to explore. The city experiences all four seasons and during the cold winters, averages around 54 inches of snow per year. Bunker Hills Regional Park is the largest outdoor space and spans over 1600 acres. It’s a popular spot for cross-country skiing, camping and archery. Come summertime, from June through September, visitors can cool off at the expansive Bunker Beach Water Park — the largest outdoor water park in the state of Minnesota — which features six water slides and plenty of pools. The public Bunker Hills Golf Club is also located here and features 27 holes across three courses plus an on-site restaurant, Kendall's Tavern & Chophouse. Coon Rapids Dam Regional Park is another option which is centered around the Coon Rapids Dam on both sides of the Mississippi River. It has a fishing pier, sand volleyball court and a boat launch out onto the river. It’s spread across 446 acres and is one of the most popular parks in Anoka County.

The annual 4th of July Celebration
In July, residents can attend the annual Coon Rapids 4th of July Celebration on the grounds of the Coon Rapids Ice Center.
