Only 2 miles from downtown Denver, Cheesman Park is known for its expansive namesake greenspace that has sprawling grassy fields and a decorative landscape. “If you’re someone who wants to live near greenery but still have the Denver city experience, Cheesman Park is a great way to go about it,” says Andrew Wolfe, a managing broker with Windermere Metro Denver Real Estate who used to live in the area. “It’s one of Denver’s best-kept secrets.” In addition to its titular park, the neighborhood’s gridded streets are lined with historic homes from the early 1900s that have been renovated into multi-family properties. Shopping and dining are easy to access as well, mostly situated along Colfax Avenue.

Historic homes turned multi-family properties
Housing options in Cheesman Park have turn-of-the-century character, specifically because of the surrounding historic districts. The northeastern section of the neighborhood is called Wyman’s Addition, which features original Denver Squares and Queen Annes that were built in the early 1900s and have since been renovated and turned into condominiums and apartments. Many of these buildings have flat roofs, balconies and front porch areas. Units typically span 600 to 1,000 square feet and cost $250,000 to $450,000. “The houses are older, so they have a lot of character,” Wolfe says. “It’s great for people who like older homes and don’t mind the extra maintenance.” The rest of the neighborhood is a mix of attached townhouses and condominiums in buildings originally constructed in the 1970s and 1980s. Units range from 800 to 1,400 square feet and are priced between $275,000 and $700,000, depending on condition and number of bedrooms. Front yards are small, if nonexistent, and there is ample street parking. Since many of the housing options in Cheesman Park are multi-family, most residents rent their properties instead of owning them.

City parks with gardens and grassy fields
Cheesman Park’s namesake greenspace is 80 acres of grassy fields at the center of the neighborhood. “The park in general is pretty lively,” Wolfe says. “There will be pick-up volleyball games, where people bring and set up the nets to play.” Multi-use pathways wind throughout the area, leading to ornate flower gardens and picnic areas. There’s also a playground at the park with slides and a swing set. Standing proud at the center is the Cheesman Memorial Pavilion, a marble structure with pillars and three fountains that pays homage to the former cemetery that used to be located on the grounds. The iconic pavilion hosts weddings and city events throughout the year.
Adjacent to the park is the Denver Botanic Gardens. Visitors can walk through 18 Colorado-specific and international gardens and ornamental and water gardens. The Hive Garden Bistro sits at the center of the area for lunch. The conservatory building on the gardens’ eastern edge has rotating exhibits and art collections, and there’s a sunken amphitheater for live, outdoor performances. Down the road, Congress Park has multiple sports facilities such as tennis courts, an outdoor pool and soccer and baseball fields.

Community gatherings and annual events
Cheesman Park’s titular green space is a central gathering place for the neighborhood. The memorial pavilion is the site of annual festivals like Denver's PrideFest Parade and AIDS Walk Colorado. Additionally, the botanic gardens’ amphitheater hosts summer events with live music. Closer to the city’s heart, a handful of art museums surround the scenic Civic Center Park, where a concert series takes place in the summer and, for the holidays, a mile-high tree lighting.

Shops and restaurants on Colfax Avenue
Colfax Avenue is one of Denver’s central thoroughfares, providing easy access to shopping and dining. Multiple eclectic restaurants, bars, convenience stores and small businesses are lined along the neighborhood. The Porchetta House is a local sandwich shop, and Voodoo Doughnuts specializes in sweet treats. Pete’s Satire Lounge is a cantina that serves Mexican fusion and has nighttime entertainment. The Mansion on Colfax is another pub with an outdoor patio and pool tables. Nearby grocery store options on Colfax include Sprouts Farmers Market and Natural Grocers. There’s also a King Soopers on Downing Street. Multiple local coffee shops surround Cheesman Park too, including Thump Coffee, Novo Coffee and Copper Door Coffee Roasters.

Denver’s high-ranking public schools
Children living in Cheesman Park can attend Denver Public Schools. Since Denver is a choice district, students may also attend schools outside the neighborhood’s current zoning. Bromwell Elementary School and Morey Middle School both earn A-minus grades from Niche. Students can learn about agriculture from Bromwell’s school garden or achieve academic success in Morey’s Highly Gifted Magnet Program. Dora Moore ECE-8 School, which receives a B-minus, is another option for kindergarten through eighth grade. East High School maintains an A and, according to Niche, is the No. 10 best public high school in Colorado. Students can take classes in the Advanced Placement Program or the Concurrent Enrollment Program to receive college credits.

Getting around Cheesman Park
Cheesman Park’s gridded streets and sidewalks lend to it being a pedestrian and biker-friendly neighborhood. Additionally, the Regional Transportation District (RTD) has bus stops along York and North Downing streets and East 12th and East 8th avenues. Interstate 70, known as Colfax Avenue, runs east to west along the neighborhood’s northern border. Commuters can take this road about 2 miles west to downtown Denver. For commercial flights, the Denver International Airport is roughly 24 miles away. Saint Joseph Hospital is a little more than a mile north when needed.
