Why people move to Hilltop
Hilltop is one of Denver's most sought-after neighborhoods, with large homes, established tree cover and easy access to Cherry Creek shopping. While it’s rare to find a home listed for less than $1 million, the community’s parks, quiet streets and proximity to downtown draw buyers willing to spend a little more in exchange for spacious lots near the city. Hilltop is defined by its tidy front lawns and greenery, but proximity to active commercial corridors and transit means you’re never far from city activity.
Park Burger’s front patio is a casual spot close to home.

Mid-century homes with historic charm
Stately English Tudors, colonials and custom-built homes, many built between the 1930s and ‘50s, line the area’s streets. “It’s a neighborhood with a lot of elegance,” says Mary Gerwin, a Realtor with Porchlight Real Estate Group, “It’s unique within Denver.” Properties are larger compared to most Denver neighborhoods, with some reaching nearly half an acre. Tall elms, maples and evergreens shade sidewalks and dot yards, contributing to an established, park-like feel, and most houses feature fenced-in back yards with patios or decks. “In Hilltop, you’ll find some of the most attractive homes in the area,” says Alysa Bohm, a local real estate agent with eXp Realty. “It has wider lots and a lot of decked-out ranch homes. And the price points here are quite high.” Prices start in the mid-$500,000s and can reach up to $5.8 million.
Stately manors are common across the neighborhood's quiet blocks.
Simple ranch‑style homes also appear on the area's spacious lots.

Walkability and transit access

Downtown Denver is around 5 miles away via Sixth Avenue and Broadway, and the Denver Tech Center is around 9 miles south via Interstate 25. Regional Transportation District operates bus routes across the city, with nearby stops along Alameda Avenue and Colorado Boulevard. For long haul trips, Denver International Airport is about 20 miles away.
Cherry Creek shopping and a small business center close to home
While Hilltop feels tucked away from commercial activity, there are a number of shopping hubs within a short drive. “Proximity to Cherry Creek is a huge draw to the neighborhood,” Bohm says. “Plus, you’re close to the Ninth and Colorado shopping center.” The Cherry Creek Shopping Center has over 160 businesses, from department stores to luxury clothing boutiques. You can get your weekly grocery shopping done at the nearby Target or King Soopers, and dozens of popular chains and local eateries line Colorado Boulevard just west of Hilltop. The neighborhood also has its own small business district along Holly Street, with local favorites like Locanda Del Borgo, which serves classic Italian fare, and Park Burger, known for its handhelds and draft brews. Across the street, Pete’s Fruits and Vegetables is a neighborhood staple selling seasonal produce, meats and dry goods.
Cherry Creek offers rows of boutiques, galleries, and cafés nearby.
