Founded in the late 1850s, Sunnyside is one of Denver’s oldest neighborhoods. Dense blocks packed with narrow streets that ease foot travel across the neighborhood make up this part of the city. The residents here have convenient access to a mix cafes, restaurants, shops, parks and institutions spread across the neighborhood. “It’s great because it’s in really close proximity to downtown and to the highway. It’s another great part of the Highlands in general, the broad Highlands, which is really made up of neighborhoods like Sunnyside,” says Jeff Plous, the broker and owner of Hatch Realty, who’s made over 20 sales in Sunnyside. “It’s also less expensive than other places like Berkeley and Highlands Square.” The average sale price for the most recent year in Sunnyside is indeed lower than in several of the neighborhoods located within a few miles of the city’s downtown. For instance, that figure for Berkeley, West Highland and Lower Highlands ranged from roughly $950,000 to $990,000, each well over $100,000 higher than in Sunnyside. “I’d say Sunnyside is a great neighborhood northwest of Denver that comes with a little bit more value for your dollar than places like Lower Highlands and Berkeley,” Plous says.

Old and brand new stock with a dash of creativity
The homes in Sunnyside span a wide generational spectrum and number of them were built with some distinct flair. The blocks here include streets with verges covered in rocks or gravel and sidewalks crossed by paths made of pink slate. Many decades old homes along these narrow roads exhibit Craftsman and bungalow styles subtly blended with traits often seen on Victorian builds. There are also some homes with deconstructive traits and others with gambrel roofing or touches not often seen in dense urban areas. Price points for these homes, some of which can date as far back as the early 1900s, can run from around $700,000 to $900,000. Then, the neighborhood is seeing a growing number of newly built single-family homes with modern and contemporary touches that can run between $1 million and $1.5 million. With the new architecture remaining consistent, the recently added housing stock also include some contemporary style duplex buildings that can go for around $1.2 million and townhouses that can run from the upper $600,000s to the upper $700,000s.

Dining and shopping near every corner of Sunnyside
Finding places to either dine or simply enjoy a cup of coffee shouldn’t be too tough to come by as establishments exist near every corner of the neighborhood. For breakfast options, there’s Sunny’s near the heart of the neighborhood on West 44th Avenue and The Universal on the far southwest corner. A dinner table can be reserved at the Wolf’s Tailor on Tejon Street, where patrons can enjoy multi-course artisan meals. Celebrations over a glass – or two – of Sunnyside Red can be enjoyed at the Bonacquisti Wine Company on Pecos Street, while those interested in sampling French-inspired craft beer can stop by the Diebolt Brewing Company on Mariposa Street. Huckleberry Roasters on Pecos offers an ideal spot for coffee dates. The Radiator on 44th has brews, too, but throws some beers and cocktails into the mix. And there are places for those not necessarily looking for a meal or drink. Mile High Comics near the tracks on Jason Street has the issues for enthusiasts, collectors or those simply seeking to get their hands on the material that inspired some of the most renowned blockbuster superhero flicks. Safeway, located just west of the neighborhood, provides an option for grocery shopping.

Pass through El Kiosko in La Raza Park
Visitors to Chaffee Park – the green space, not the neighborhood bordering Sunnyside to the north – can take in the Denver skyline as they explore. Located near the southeastern pocket of Sunnyside, Ciancio Park is a local go-to spot for baseball leagues. It also has other amenities like three playgrounds and picnic spots. La Raza Park sits along Sunnyside’s southern bounds and stands out with artistic installations that serve as tributes to the city’s Chicano activists. The most visible fixture here is El Kiosko, a raised pyramid-shaped pavilion with Aztec and Mayan artistic influences.

Specialized bilingual program at Bryant-Webster
Occurring in September at Chaffee Park, the Sunnyside Music Festival is a significant and long-running neighborhood celebration that’s free to attend. Goers will also find food, beer and fun activities for the children.

Schools in and near the neighborhood include Columbian Elementary School, the Bryant-Webster Dual Language School, Skinner Middle School and North High School, all of which received grades of C-plus or higher from ratings site Niche. There’s also another option with the Denver Montessori Junior/Senior High, which received a C-plus grade from Niche. As its name suggests, the Bryant-Webster school specializes in a program that teaches Spanish speaking students English and English speaking students Spanish. The school, which serves kindergarten to eighth grade, aims for its students to be bilingual and bi-literate by the time they reach the eighth grade.
Convenient access to the RTD light rail
The RTD light rail makes a stop right on Sunnyside’s eastern bounds. Riders can travel south to catch Rockies games at Coors Field or head west to suburbs like Arvada, where they can hop off the train and immediately stroll through the city’s historic Olde Town district. I-70 on the northern end helps provide quick access east to the Denver International Airport. And the proximity to downtown means Sunnyside residents needing medical care aren’t too far from institutions like medical facilities like Saint Joseph Hospital and HCA HealthONE Presbyterian St. Luke's.
