A classic Fresno community
Once one of Fresno’s most happening communities, Sunnyside eventually fell beneath the shadow of heightened commercial developments in the city’s northern sections. However, it remains a reasonably priced residential community with well-sized houses and lots — some featuring backyard pools to protect from the San Joaquin Valley heat. Many Sunnyside homes are within an easy walk or drive of the nearest public schools, multiple green spaces and a historic golf course. For longer-distance excursions, locals are just a few turns from the Sequoia-Kings Canyon Freeway and other prominent roads.
Desert-style homes with backyard pools
About 54,000 Fresnans live in Sunnyside and the surrounding area. Various residential subdivisions — predominantly from the late 1900s — wind between prominent roads and avenues, patches of undeveloped farmland and modest shopping areas. “People live here because you can get up to a half-acre lot,” says Sunnyside Country Club Director of Golf Emeritus Steve Menchinella. “Even though the homes are big, they’re very reasonable.” Ranch-style and Mediterranean Revival homes dominate the area, many with stucco facades and clay roofs to complement the arid local climate. Some new builds appear throughout the community, often featuring Craftsman and Mediterranean-inspired designs. Attached housing units are available at multiple condominium and townhouse developments. These include Sunnyside Village Condominiums, where two-bedroom condos over 1,400 square feet start in the low $200,000s. Homebuyers on average will spend about $390,000 in the neighborhood, which could buy a two-bedroom midcentury modern rambler over 2,000 square feet. Prices peak at around $1.15 million for four-bedroom, 5,100-square-foot estates with private pools and nearly two acres of land.
The San Joaquin Valley's oldest golf club
Sunnyside Country Club has anchored the community since 1911, when it became home to the region’s first golf club. Through decades of growth and change, the club has kept its community-focused, unpretentious spirit intact. “Being the oldest club in the San Joaquin Valley, we have a lot of rich traditions here,” Menchinella says. “We don’t ever give you a required starting time — when you want to play golf, you play golf.” Club members can also access the clubhouse dining room and outdoor swimming pool. A few blocks west is the Fancher Creek Trail, a dirt path originally meant for equestrian use in the early to mid-1900s. It now welcomes pedestrians to walk or jog for over a mile alongside the titular waterway. Other public outdoor spots include Trolley Creek Park, which features historic Fresno landmarks like a decommissioned trolley car and a miniature water tower. Pilibos Soccer Park features four soccer pitches and two more small playgrounds.
A clay-roofed high school with career-focused learning
The Fresno Unified School District serves most Sunnyside students. Among the community’s highest-rated schools is John S. Wash Elementary, which has an A-minus from Niche and accommodates eastern Sunnyside. Kings Canyon Middle School, rated a C-plus, operates to the northeast, welcoming about 850 seventh and eighth graders. Many Sunnyside teens attend Sunnyside High School along with over 2,900 peers. Awarded a B from Niche, this high school’s Mediterranean-style building matches many of the surrounding houses. Its campus includes copious athletic facilities and houses career academies focused on fields including medicine, education and criminal science. Meanwhile, Fresno Pacific University, a private Christian institution, hosts about 3,000 students in the community’s western reaches.
From pastries to pork belly
Residents often venture north of the freeway for premier retailers and restaurants. However, several businesses offer convenient shopping and dining options in and near Sunnyside. For about three years, LA Kitchen has won locals over with award-winning Lao, Thai and Chinese cuisine. Pork belly and fried chicken are among its most popular dishes. About 1 mile west, Sunnyside Donuts serves a variety of sweet pastries and is best known for its cinnamon rolls. Shoppers can pick up day-to-day needs at big-name retailers like Walmart Supercenter, WinCo Foods and Vons. Several international supermarkets serve the community as well.
"Lots of farmers in the area"
Menchinella calls Sunnyside a “heavy agricultural area,” as locals are a quick drive from the expansive farmland that stretches beyond southeastern Fresno. “There are lots of farmers in the area — raisin-growers, orange-growers and other fruit farmers.” City workers are about an 8-mile drive from downtown, which typically takes 10 to 20 minutes. Bus stops are peppered throughout the community, especially along the centrally located Kings Canyon Road.
