Gresham 's Powell Valley neighborhood allows its residents to straddle the urban-rural divide. It offers easy access to Portland along three commercial thoroughfares that lead straight into the city. "It's also close to the Sandy River, and you get some amazing views of Mt. Hood," says Nicole Richards, a real estate broker with eXp Realty. Throughout its history, Powell Valley has been a vital stopping-off point for people on their way to Portland. It started when Jackson and James Powell set up a small settlement on one of the main roads, present-day U.S. Highway 26, that connected the Oregon Trail to Portland. This settlement was called Powell's Valley after its founders or Campground after an early religious campground where many settlers stopped for the night. It was later named Gresham when U.S. Postmaster General Walter Quintin Gresham approved a request to build a post office there.

20th-century architecture and a diverse market
Today, the Powell Valley neighborhood runs along Powell Valley Road from a shopping center at the U.S. 126 and Northeast Burnside Road intersection to Gresham's western city limits. It runs a similar course along Northeast Division Street, which links Portland with U.S. 126 and Burnside Road. Most of the neighborhood's housing stock is ranch-style homes and mid-century split-levels built when Gresham's population soared from 3,944 in 1960 to 65,235 in 1990 due to growth and its annexation of nearby agricultural communities like Powell Valley. A handful of Northwest Contemporary homes and some newer Millennial Mansions that take up every square inch of their lot with their multiple roof lines and stone façades also run along this neighborhood's two-lane streets. Trees are sparse in the Powell Valley neighborhood compared to other parts of Gresham and the Portland Metropolitan Area, but virtually every house has a large patch of grass in front of it. The northern section of the neighborhood is home to the Bell Acres 55+ community, where manufactured homes typically cost between $130,000 and $170,000. A smattering of townhouses dot the area, too, priced between $290,000 and $550,000. For single-family detached homes, prices start around $350,000 for a three-bedroom and climb as high as $650,000 for a five-bedroom. Buyers should expect to pay about $265 per square foot on average, and the median sale price is $525,000.

Powell Valley is served by the Gresham-Barlow School District, which earns an overall grade of C-plus from Niche. Rolling terrain and recreation on Mt. Hood and nearby parks
"This is a well-established community in east Gresham with a lot of rolling terrain," Richards says. And that rolling terrain leads to the Sandy River, the Mt. Hood National Forest, and the Timberline Lodge Ski Resort on Mt. Hood. This means you can spend a day hiking through an Old Growth Forest at the Oxbow Regional Park or playing in the river at the Dabney State Recreation Area just as quickly as you can drive to work in the city. The undeveloped East Gresham Park on Southeast Williams Road offers a chance to explore a forest closer to town than those outer areas. The playground at Kane Park on Northeast Kane Drive is a favorite for neighborhood children. The athletic fields and playground equipment at Gordon Russell Middle School and Powell Valley Elementary School on Powell Valley Road are also open to the public.
