Epicenter for Houston’s largest industries and best cultural attractions

University Place is not only the home of the renowned Rice University, but neighbors many of Houston’s most iconic sights -- Hermann Park, the Museum District and the Medical Center. The century-old Rice campus takes up most of the community, and the easily walkable streets of residential subdivisions like Southampton and Boulevard Oaks lead to the high-rated dining and shopping at Rice Village. There are few Houston neighborhoods that pack so much to do in such a small space, and University Place’s 18,000 residents value their community both for its employment and entertainment opportunities and its close-knit village vibe.

Home to Rice University

Rice University is nationally acclaimed for its science and engineering programs and world-class research facilities. Its academic programs have earned it the reputation as an “Ivy-Plus” school, considered on the same level of academic prestige as the Ivy Leagues. The 300-acre live oak-lined campus, located across from the expansive Hermann Park, is filled with landmarks like Lovett Hall, Rice Stadium, St. Mary’s Chapel at Rice Church and Fondren Library that are used by both students and community members. “When I was a kid, my brother and I would ride our bikes here for summer programs, and I still do real estate research at the university library,” says Mike Brombacher, a Houston native and Broker with Brombacher & Co.

Gardens, concerts and museums await in Hermann Park

The massive 445-acre Hermann Park, one of Houston’s largest and most beloved public parks, serves as an extension of University Place. The over 100-year-old park is guarded by a monument of Sam Houston, which greets 6 million yearly visitors. The Houston Zoo and the beloved Japanese Garden are at the park's center. The Miller Outdoor Theatre is next to the Japanese Garden, and every year the outdoor venue hosts an eight-month season of free dance, music and theater shows. The Houston Museum of Natural Science, beloved for its dinosaur fossil hall, planetarium and butterfly house, is located on the far north end of the park. Hermann Park borders Houston’s Museum District and is closest to the Museum of Fine Arts and Houston Center for Contemporary Craft, which are both along Main Street.

Fine dining and boutique shopping in Rice Village

Rice Village – often known simply as The Village – is one of the most popular shopping destinations in Houston. This 16-block section of University Place is packed with boutique shopping, nightclubs, a performing arts venue and both fine and casual dining. The Rice Village Farmers Market is held every first and third Sunday of the month in the middle of The Village.

Of the district’s many beloved restaurants, just one of them is Eau Tour on Kelvin Drive, which brings guests back to the 1970s with a colorful, mod interior. Eau Tour serves a French-inspired menu with duck confit fries, oysters and martinis. Navy Blue is a newer addition to the village and first opened in late 2022. It is located right in the heart of The Village on Times Boulevard and is known for its fresh seafood and extensive wine and cocktail offerings.

Classic mansions populate Boulevard Oaks and Southampton

University Place’s most popular residential districts are Boulevard Oaks and Southampton, bordering the Museum District. These neighborhoods are known for stately Colonial Revival and Cape Cod homes surrounded by large yards, backyard pools, and wrought iron fences. Other residences exchange grassy yards for elaborate backyard patios with water fountains, gazebos and stone pathways. Some of these homes are true luxury properties, spanning between 3,000 and 8,000 square feet and carrying a price tag between $2 million and $4 million. Homes with similar styles in a smaller size, around 2,000 or 3,000 square feet, typically cost between $600,000 and $900,000. Due to its transient student population, University Place also offers several townhomes and condos that cost between $200,000 to $500,000. University Place has a CAP Index Crime Score of 4, matching the national average.

DeBakey High School offers a kickstart in health careers

University Place families can send their children to some of Houston Independent School District’s top-rated schools. Roberts Elementary School has an A grade from Niche, while Lanier Middle School has an A-minus score. Lamar High School, an International Baccalaureate World School, is B-plus-ranked. Michael E. DeBakey High School for Health Professions, an acclaimed magnet school outside the Texas Medical Center, has an A-plus grade from Niche. Each year, a few DeBakey graduates are selected to attend the Houston Premedical Academy at the University of Houston, about 6 miles from University Place.

Walk or ride the light rail to Texas Medical Center

Interstate 69 borders the north side of University Place and leads directly to downtown Houston, 5 miles away. It is also easy to get around the neighborhood without a car. Walk Score named University Place the eighth-most walkable neighborhood in the city, and Ride METRO bus routes run on major streets like Kirby Drive, University Boulevard, and Main Street daily. “This area was designed to be pedestrian-friendly and close to all the city’s museums. It’s gotten a lot of development since the 80s to make it safe for pedestrians and cyclists,” says Katie Day, a Broker with The MoveToTx Team. The city’s light rail line operates in the Medical Center, home of Houston’s booming healthcare industry and world-renowned hospitals like Houston Methodist Hospital and Memorial Hermann-Texas Medical Center.

This area is much better than my previous home in St. Louis. The local economy is very good, as are local schools and overall society. I feel Houston ranks very well compared to most cities across America; I definitely wish to stay here.
