The neighborhood mostly has mid-20th century ranch-style, split-level, Colonial Revival and Cape Cod homes on half-acre lots, although there are a handful of post-2000s builds. Single-family homes sell from the low $200,000 to the mid-$600,000s, while newer homes and renovated properties on large lots range from the low $900,000s to nearly $2 million. You can also find condos and townhouses for less than $100,000 and up to the mid-$300,000s. “There’s just about everything you want in Delaware Trails in the way of price, home quality and traffic patterns,” says Robert Kincaid, a partner at Kincaid Realtors with more than 40 years of experience.

The 90-acre park is known for its miles of wooded hiking trails and the unique ruins of the St. Paul Building, which formerly stood in New York City. Paddlers and anglers can access the White River from the park or enjoy scenic views from a lookout spot. Hikers and bikers can hop on the nearby Canal Towpath Trail or park at the 96th Street parking lot to access the Monon Trail, a nearly 30-mile path that leads to downtown Indianapolis. Transportation options and commute times in the area
Delaware Trails is mostly car-dependent, but there are bike lanes on 73rd and 64th streets and some IndyGo Bus Stops on Hoover Road. Downtown Indianapolis is less than 10 miles south, a roughly 20- to 30-minute drive depending on traffic. You can also get to Carmel in about 20 minutes. Interstate 465 is a few miles north and forms a ring around the Circle City. Accessibility is a major draw for buyers, according to Emily Dyer Humphrey, a Realtor with Carpenter Realtors and area resident. “You still have that suburban feel even though you’re living in the city,” she says. “And if you think about the suburbs around Indy on the north, east and west side, you’ve got more drive time before you can get to malls or a Target or even a hospital. Everything’s so close here.”
