The local MLB team isn’t the only place you can find royalty in Kansas City. The Royal Oaks neighborhood sits 11 miles south of Kauffman Stadium and is bound to the north by Interstates 470 and 49, providing easy access to Royals games and the metro area at large. But despite that convenience, a serene aura permeates. Even with the highway system right there, noise is kept to a minimum in these residential streets, thanks to a vast strip of undeveloped land dividing them. A trip down one of its sidewalks yields views of 1950s-era-or-newer traditional homes, boasting lots that span at least a quarter-acre. Some lots even get into the full-acre range, which is atypical for properties within the city limits. Those extensive yards combine with other common amenities here – one- or two-car garages, screened-in porches and patio pads – to yield asking prices running from $225,000 to $300,000. “You get a lot of bang for your buck as far as houses go,” says Ryan Gritters, Realtor for Keller Williams Platinum Partners. “If you look at Kansas City as a whole, average home prices are way higher than this area.”

Most Royal Oaks students otherwise head a few blocks southwest to Warford Elementary, which provides both before- and after-school care every school day via the Local Investment Commission that emphasizes personal and academic development through options like homework assistance. Graduates then feed into Smith-Hale Middle School, with a robust fine arts program, and Ruskin High, using the Missouri Career Clusters to offer 16 pathways tailored to students’ career interests while still fulfilling graduation requirements. Within the neighborhood lies the Dale M. Thompson Trails West State School for those with disabilities.

A lauded park awaits just across 470. Spread over 24 acres, Jerry Darter Park caters to both children and avid walkers, offering a mustard-yellow playset, a bridge overlooking a creek and a half-mile hiking trail. There’s a reservable shelter, too, for those seeking a reliable picnic spot. Gambril Tract is a mile closer in the opposite direction with fewer options – a walking bridge, a gravel hiking path and a swing set – but it’s known to be less crowded.

Since Royal Oaks is almost entirely residential, it doesn’t feature any dining options. Popular bakery Fox and Bull sits just across Grandview Road with pastries and breads, but for a full-fledged meal, head 3 miles east to one of the city’s beloved burger joints. Open since the ’60s, Paul’s Drive In is most well-known for its Big Boy Burger – a quarter-pound patty topped with cheese, lettuce, tomato, onion and Big Boy Sauce that’s known to pair well with a side of fried mushrooms – but also keeps customers coming back for its locally famous banana split.

More restaurants, mostly chains like Chipotle and Wendy’s, lie a few miles south at the area’s shopping epicenter, Truman’s Marketplace. Find your next favorite outfit at CitiTrends or Ross, prepare for your next movie night at Topsy’s popcorn shop or get Fido more treats at PetCo. You can also knock groceries off your to-do list here, with a Price Chopper sitting right in the heart of the strip.

Convenience is the name of the game in centrally located Royal Oaks.
