Luxury new construction, sought-after schools and a central location make North Rose Hill one of Kirkland's favorite neighborhoods. “This area is undergoing a massive revitalization where buyers are realizing what an amazing location it is and are moving here to find a forever home, “ says Realtor Elizabeth Avery with Re/MAX Northwest.

Homes in this peaceful wooded suburb offer relaxation and respite from the busy world around you. There's a mix of renovated established Craftsman-styles, traditional houses in Northwest Contemporary styles and newly constructed modern farmhouses. These homes have spacious backyards with plenty of room to turn your space into a relaxing garden or lively entertainment area. The neighborhood also has multifamily units like condos and town houses to round out the neighborhood options. Prices in the neighborhood range from $400,000 to $500,000 for a condo or town house, while established homes cost between $800,000 and $975,000, and contemporary and new construction typically runs between $1 million and $3 million. Prices here reflect the area's desirable location but still offer more budget-friendly prices than in neighborhoods closer to Bellevue, where housing prices rarely go below $2 million.

Students in the community attend schools within the highly rated Lake Washington School District, including Mark Twain Elementary School. Rated above average for test scores on Great Schools, students can access reading and homework help from the library's plethora of digital resources. At Rose Hill Middle School, which scored above average for test scores and student progress, students can participate in various associated student body clubs, including Drama Club, Yearbook Club and WEB Leaders, a peer mentorship program. Lake Washington High School is among the community's best, scoring a 10 out of 10 above average for test scores and college readiness on Great Schools. In addition to its stellar academic program, the school offers a range of college-credit electives, including Fine Arts, Graphic Design and Marine Science.

On the weekends or after school, there are so many places where you or your family can relax, play or exercise. Families enjoy Mark Twain Park, which has a colorful playground, basketball court and a paved walking loop around a large, grassy field. For a neighborhood hike, look no further than North Rose Hill Woodlands Park. This expansive forest and wetland area has well-maintained trails under canopies of evergreen trees that are perfect for walking, birdwatching or walking your dog. The park also has two play areas, making it a place residents of all ages can enjoy. Across the street from the park is Forbes Lake, an easy-to-miss gem where you can fish, kayak or picnic.

One of the best parts of living here is its truly central, highly desirable location. You're bordered by 405 Highway, which makes commuting to major employers like Google and Microsoft and traveling to the region's amenities easy. Go shopping at the luxury shops at The Village at Totem Lake, have brunch and pick up produce at the Kirkland Farmer's Market or head to Bellevue for an upscale dinner. Within the community, you'll find all the daily necessities at the neighborhood's southern edge, like grocery stores, pharmacies and Kirkland's signature, Costco. There are also many international restaurants at the neighborhood's north end. You can get a huge bowl of spicy chili noodles at Fang's Noodle House, a Persian kebab platter at Noon's Cafe, or authentic Brazilian churrasco at Hero's BBQ.

With its central location, proximity to indoor and outdoor amenities, incredibly well-rated schools and a beautiful new construction, North Rose Hill is a Kirkland neighborhood that's hard to beat.
