Million-dollar homes and waterfront views
Lexington’s Lakeview Estates distinguishes itself as a neighborhood by its three large reservoirs and small communities of million-dollar homes. Throughout the year, residents here enjoy outdoor activities like spotting wildlife or taking the boat out for a spin. Lakeshore Drive serves as a landbridge between the area's many communities and treats walkers and runners to scenic waterfront views. “You see walkers, runners, bikers and everybody back there. It blends luxury homes and a little bit of nature,” says Jack Sheroan, the director of marketing for the Landing at Lakewood Harbour, a luxury apartment complex in Lakeview Estates. While limited access from the city’s major roads buffers the community from a lot of passing traffic, Lakeview Estates is only a few miles from destinations like downtown Lexington. “You’re close to downtown, but you still have a secluded area. The waterfront views and just living by a lake in Lexington is such a commodity,” says Jenn Pullins-Seitz, a real estate associate with Bluegrass Sotheby’s International Realty.
The average household income in Lakeview Estates is around $112,125.
There are 839 homes in the Lakeview Estates neighborhood.

Stately Colonials and mansions with lake access
Although the median lot size here is about a half-acre, properties have enough room for mature oaks and pines and garden beds filled with professionally manicured hedges. Dense groupings of trees along the community's roads provide shade for residents during daytime strolls. Many homes here — as well as the Landing Apartments and adjacent Lakeshore Village townhouse complex — come with private docks, and some homeowners enjoy peaceful lakefront views. The architecture here consists of many brick Colonial Revivals, some of which come with Greek touches. Other homes include mansions, 20th-century contemporary designs, large ranch-styles and Cape Cods. Smaller homes with footprints of up to about 3,500 square feet can cost roughly between $450,000 and $800,000; while the larger properties go for between $1 million and $3 million, with many waterfront properties falling into the higher price range.

From runs to swimming and boating on reservoirs
Lakeview Estates offers a wide range of outdoor activities. “It’s still very much an active community. I’m a runner, and it’s my favorite area in Lexington to run,” Sheroan says. The reservoirs are also a convenient option for outdoor recreation. The lakes attract kayakers, swimmers and parties sharing pontoon boats and other watercraft. The neighborhood’s Lakeview Park has a large open field and walking and biking trails that wind through the surrounding woodlands. Children can enjoy the playground, while others prefer picnics. The nearby Lexington Ice Center and Sports Complex offers indoor activities and includes a facility for ice skaters of all levels. Although they'll need an invitation and board approval to join, avid golfers are also only a couple of miles from the private Idle Hour Country Club's 18-hole course.

Although many here drive to commute, the Lextran has a few bus stops on the neighborhood’s outskirts. “The majority of people have a car and drive, and parking is easily accessible,” Pullins-Seitz says. Richmond Road, or U.S. Highway 25, goes directly to downtown Lexington, which is about 4 miles or 11 minutes from Lakeview Estates. New Circle Road also borders the community, providing access to several destinations across the city. New Circle leads out-of-state travelers to the Blue Grass Airport about 14 miles to the west.
