Former railroad town vibrant Atlanta bedroom community
Once a sleepy railroad town, Acworth was the first northern water stop on the Western and Atlantic Railroad from Atlanta. Today, it has become a vibrant bedroom community about 33 miles north of downtown Atlanta, supporting around 23,000 residents. Acworth is largely known for its access to diverse outdoor recreation and a nearly rural feel juxtaposing the urban amenities available to those living there. "You can be at the lakeside in five minutes and up on the mountain in 10, surrounded by all these horse farms," says Val Lemoine, a Realtor with Keller Williams Realty. "I want to stress that there's a strong community feel, where you know your neighbor. Acworth is for people who want to feel like they're not near the city, but they get the high-end retail, the fine dining, all of that." Lemoine also notes that most people in Acworth commute to Atlanta for work.

Getting more acreage with New Traditional homes
Homes in Acworth sell for a median price of $440,000, about the same as the national median. Buyers can find neighborhoods that line one of the city's many golf courses, featuring contemporary styles with multi-car garages. Closer to downtown, the styles are more reflective of midcentury, with ranch homes and bungalows, some of which are located near Lake Acworth. "We don't have a lot of condos and apartments here – the allure is that people can get bigger homes with at least a half to full acre," Lemoine says. "Lots in Atlanta for homes the same size are much smaller, and you're looking at a price increase of at least 20%."

Acworth provides multiple forms of outdoor recreation throughout the city and beyond. Logan Farm Park is in the heart of downtown, and the 120-acre green space was constructed to be a community hub and green space, featuring event space, play areas and multiuse trails. For those looking to spend a day on Lake Acworth, a southern branch of Lake Allatoona, Cauble Park is on the north shore of the lake and offers beach and water access from June through Labor Day weekend. "Most people here are very outdoorsy," Lemoine says. "Lake Allatoona is huge — it’s got two gas stations. Gas pumps are how lake-goers decide if a lake is prestigious or not. If you can fill up out by the water, it's considered fancy."
