Morrison Estates offers suburban living in the hills of west Los Angeles County

Spacious suburban homes, hilly streets and mountain views are on display at Morrison Estates. The neighborhood sits along the northern edge of Agoura Hills, a small city on the outskirts of Los Angeles County that’s known for its chaparral-covered slopes and its small-town feel. “People are moving here for the community. Everyone around here knows each other. You’ll see kids and their parents walking to school every day and playing outside. It’s very safe, very family friendly,” says Realtor Aishia Werber of Re/Max One, who lives in Agoura Hills.

Luxury homes situated on quiet, hilly streets

Morrison Estates was built in the 1980s with Mediterranean, English Revival and Traditional style homes on third- and half-acre lots. They typically offer 4,000 to 5,000 square feet of indoor space with high ceilings, open floor plans and luxury amenities like heated bathroom floors, backyard swimming pools and home theaters. “All the homes in this area are by the same builder, but it’s not a cookie cutter neighborhood. A lot of these homes have their own unique style,” Werber says. Prices range from around $1.8 million to $4 million. Safety is also part of the appeal — it gets a 1 out of 10 CAP Index Crime Score, compared to 4 nationally.

Hiking, biking and sightseeing in the Santa Monica Mountains

Medea Creek Park meanders along the eastern edge of the neighborhood, putting it within walking distance for most residents. It has a hiking trail and plenty of green space to enjoy. Agoura Hills is surrounded by mountain parks and nature reserves, and outdoor recreation is a big draw for the area. From steep, strenuous hikes at Ladyface Mountain to the gentle slopes of Cheeseboro Canyon, there’s an array of outdoor recreation where residents and visitors can take in the region’s idyllic coastal scenery. It’s about 15 miles from the picturesque Pacific beaches of Malibu. “We’ve got some wonderful hiking around here. You can hike all the way to Malibu beaches from Agoura Hills,” Werber says.

Highly rated schools are a major draw in Agoura Hills

The neighborhood is within the prestigious Las Virgenes Unified School District. “It’s a huge draw for families with kids. It’s a fantastic school district,” Werber says. Students start at Willow Elementary School before moving on to Lindero Canyon Middle School. Both schools get A ratings from Niche and are past winners of the California Distinguished Schools award. The last four years can be spent at A-rated Agoura High School, which won the National Blue Ribbon award in 2007. The school has over 100 student clubs, high-ranking athletic programs and plenty of visual and performing arts programming.

Getting around Los Angeles County via U.S. Route 101

The nearest on-ramp for U.S. Route 101 is about two miles away from Morrison Estates, making for a relatively easy commute around west Los Angeles County. It’s about 10 miles from Calabasas, around 15 miles from Simi Valley and 35 miles from downtown Los Angeles. The city is served by an LA Metro bus line for those who need public transportation. The Los Angeles International Airport is also about 35 miles away, and the nearest major hospital, UCLA West Valley Medical Center, is 12 miles away.

Shopping and dining on Kanan Road

Morrison Estates sits just west of shopping plazas on Kanan Road. There are plenty of restaurants, including a range of Thai, Indian, Middle Eastern, Japanese, Italian and Latin American options. Maral Cuisine, one of the most popular eateries here, brings the flavors and cooking style of Iran to the city. There’s also Agoura’s Famous Deli, a local fixture that’s been serving sandwiches and snacks since 1995. For groceries and everyday goods, there’s a Ralphs Fresh Fare, a Vons and an Ace Hardware store. Trader Joe’s is about 2 miles away.

Morrison Estates residents prepare for wildfires

Agoura Hills is at a high risk for wildfires given its proximity to Los Angeles County’s hills and coast. The area has been impacted by several major fires recently, including the Woolsey Fire in 2018, which prompted evacuations for much of the city. Werber says residents and city officials have taken preventative measures to help keep the community safe. “Every year, Morrison Estates and nearby neighborhoods bring in goats to eat all the grass around the edges of the neighborhood. It's become something of a community event," Werber says. "All the kids go look for the goats when they get out of school."
