Upper Downtown offers suburban living with mountain views

Upper Downtown is a suburban community of Agoura Hills where residents are within walking distance of sought-after schools, community parks and the city’s downtown district. Like the rest of the city, it has easy access to the area’s bountiful hiking, biking and equestrian trails that extend out into the surrounding hills and mountains. “There’s so much outdoor recreation here. We’re close to the mountains and to the beach. And you’re not allowed to build anything on the hillsides, so you get these beautiful views of untouched nature,” says Realtor Mark Moskowitz of Keller Williams Realty, who has been working in the area for more than 30 years.

Traditional, ranch-style and Mediterranean houses in Upper Downtown

The neighborhood features mostly Traditional, ranch-style and Mediterranean homes with stucco walls and red-tiled roofs. Most date back to the late 1970s and '80s. Its streets are lined with manicured front lawns and sidewalks, with the occasional palm tree jutting out above the rooftops. Prices range from around $1.2 million to $1.5 million. “The real estate market really took off here around 2021 as remote work became more common," Moskowitz says. "People in Los Angeles realized this was a hidden gem. It used to be that this was where you came for a more affordable home, but now we’re pricier than the San Fernando Valley."

Outdoor recreation and community parks are close to home

Sumac Park is at the center of the neighborhood, right next to Sumac Elementary School. Its playground, meadows and walking loop are popular for after-school activities. Tall, chaparral-covered hills skirt the east edge of Upper Downtown with trails that crisscross their rugged peaks and valleys. The city is well known for its proximity to outdoor destinations — it’s surrounded by mountain parks, equestrian facilities and nature reserves. From difficult hikes in the Santa Monica Mountains to the rolling hills of Cheeseboro Canyon, there’s ample space to enjoy Southern California's coastal scenery.

Highly rated public schools are a major draw

The neighborhood is zoned for the Las Virgenes Unified School District, which has many highly rated schools. “People are moving here for our schools. We’ve got an excellent school system, and so we’re seeing a lot of young families come here who want good public schools as opposed to paying for a private school somewhere else,” Moskowitz says. Students start at Sumac Elementary School before moving on to Arthur E. Wright Middle School. The last four years can be spent at Agoura High School. All three schools have A ratings from Niche and are recipients of the California Distinguished Schools award. Agoura High offers more than 100 student clubs, several high-ranking athletic programs and plenty of arts courses for creative students.

Getting around Los Angeles County

U.S. Route 101 is about two miles away, easing commute times for local travelers. The city is about 9 miles from Calabasas, 17 miles from Simi Valley and 35 miles from downtown Los Angeles. Those in need of public transportation can catch the bus on Thousand Oaks Boulevard, just a few blocks away. Los Angeles International Airport is 37 miles away, and the nearest major hospital, UCLA West Valley Medical Center, is 12 miles away.

Local shopping and dining establishments are just a few blocks away

The neighborhood sits just north of the shopping plazas on Kanan Road. “There are lot of independent restaurants and shops here. It’s got that local community feel,” Moskowitz says. Residents have plenty of dining options to choose from, with everything from Thai, Indian and Middle Eastern to Japanese, Italian and Latin American fare. Among the most popular places is Maral Cuisine, which brings the flavors of Iran to the city. There’s also Agoura’s Famous Deli, which has been serving sandwiches and snacks since 1995. For everyday goods, there’s a Ralphs Fresh Fare, a Vons, an Ace Hardware store, a pet store and a pharmacy.

Wildfires near Agoura Hills residents

Because of its proximity to the mountains and coastal winds, Agoura Hills is at high risk for wildfires. The city and the surrounding area have been severely impacted by fires in the last decade, including the Woolsey Fire in 2018, which burned several nearby communities and prompted mass evacuations. The city has taken steps to prevent fires and create emergency plans to get people out of harm's way.
