Part of the small East Bay city of Albany, Garfield is home to the bustling commercial corridor Solano Avenue, just one mile from downtown. It’s one of the more established areas of the city, and while primarily residential, it’s surrounded by shopping centers, green spaces and respected schools. The compact neighborhood is bounded by Cerrito Creek, San Pablo and Brighton Avenues and BART train tracks, making traveling much more straightforward. “Albany is a smaller community. Most of its houses were built between the 1920s and the 1950s. Pajama parties, Solano Avenue and El Cerrito Plaza
Various restaurants and shopping options are within walking distance of many area homes. Albany Ao Sen is a Vietnamese eatery that uses fresh local ingredients for its pho, spring rolls and rice plates. The Hotsy Totsy Club has been a neighborhood bar since 1939. Solano Avenue is the main shopping corridor for people in Albany. El Cerrito Plaza sits along the neighborhood’s northern border and has large retailers like Barnes & Noble, Ross Dress for Less and JOANN Fabric and Crafts. It’s also the home of the El Cerrito Farmers Market, and several grocery stores.

Greenways, community events and Albany Hill Park
The neighborhood’s northern border is the Cerrito Creek Path, which runs from the El Cerrito BART Station to the Ohlone Greenway, a mile-long multi-use trail with an exercise course. East of Garfield, Memorial Park is the city’s primary green space, covering nearly 7 acres. It’s a community gathering spot for events like concerts in the spring or Fourth of July festivities. A baseball diamond, tennis courts, a playground and the Veterans Memorial Building round out the park’s offerings. Eucalyptus trees fill Albany Hill Park’s multi-use trails and open space just a few blocks from Garfield. Almost 340 feet above sea level, the hill provides scenic views of the bay and surrounding neighborhoods. Albany and Rosalita Beaches are less than 2 miles east of Garfield along San Francisco Bay.

Extracurriculars, athletics and Albany High School’s dual enrollment program
Students in Garfield can attend Cornell Elementary School and Albany Middle School, both of which earned an A-ranking from Niche. Limited inventory in Albany’s competitive housing market
Most of Garfield’s housing was built in the 1930s and ‘40s and consist of single-family homes in Craftsman-, Spanish- and Mediterranean styles with two- and three-bedrooms. “Garfield has a mix of housing. There are occasional new constructions here and there, but the neighborhood has been built out. A lot of the homes have been remodeled, especially the McGregor-type houses. They’re smaller, often with two bedrooms and one bath, so people have added onto many of them,” Dickson says. Apartments, condos and townhouses are less prevalent, although there are many renters in the area, thanks to the University of Berkeley’s nearby student housing. Albany has limited inventory, and Garfield is no different, making it a competitive market. Homes sell for a median price of $980,000. Condos sell bor between $570,000 and $680.000. McGregor and other style homes range from $980,000 to $1.8 million, depending on the amount of remodeling done.

Freeway access, a BART station and Oakland International Airport
San Pablo Avenue is the neighborhood’s most heavily traveled roadway and can be noisy during heavy travel. Interstates 80 and 580 are less than 2 miles west and lead to San Francisco, San Pablo and Oakland. Bus stops line San Pablo Avenue, and the El Cerrito Plaza BART Station is one mile north. Its route goes to Richmond, North San Jose and the San Francisco International Airport. The neighborhood is very pedestrian and cyclist friendly, with a network of sidewalks and bike lanes. The Sutter East Bay Medical Foundation Care Center is 0.3 miles north on San Pablo Avenue, while the Oakland Interational Airport is off Interstate 880, 18 miles south.
Garfield is located just off of Highway 80.
The El Cerrito BART Station is the end point for many bus routes in Garfield.
