Suburban neighborhood with nearby conveniences and mountain views

Set about 7 miles east of downtown Albuquerque, the suburban Fairgrounds neighborhood offers easy access to shopping, dining and the University of New Mexico with Sandia Mountain views. Home to over 16,000 people, “the neighborhood’s a mix of singles, families and older crowds, who like being near malls with quick access to major companies like Amazon and Facebook,” says Michael McCracken, an experienced Associate Broker with Keller Williams Riverside. “The movie and TV industries are getting big here now because of the tax incentives; Breaking Bad was filmed not too far from here.” Residents can walk or take short drives to family-owned restaurants, or hit up nearby parks; family-friendly events happen year-round.

Ranch- and Craftsman-style homes on small lots

Sidewalk-lined streets offer midcentury ranch- and Pueblo Revival-style homes, built between the 1950s and 1985, and range from $200,000 to $350,000. Many sit on up to quarter-acre lots, featuring earth-toned stucco exteriors, flat roofs and driveways leading to two-car garages; some have paved pathways extending from sidewalks to front doors, with front and back yards enclosed by metal or wooden fences. Toward the southern end, pockets of newly constructed Craftsman-style homes built between the early-2010s and the present start at $390,000, and folks can walk or bike along sidewalks.

Chicken pot pies, coffee and peppers

To the northwest, country-themed signs adorn the walls of family-owned Christy Mae’s Restaurant, serving “Albuquerque turkey, chicken pot pies with corn bread and chicken salad since 1982,” says owner Larry Ashby, who’s been in the restaurant business for 45 years. “We can feed a family of 4 for about $40 since we only charge $2.99 for kids under 12; we try to help folks out here as best we can.” Further west, residents can refuel with an espresso from Humble Coffee Company, then peruse Nordstrom Rack at the Winrock Town Center shopping mall 2 miles north, before reaching Smith’s for groceries. Across from Smith’s is Sichler Farms, an outdoor market kiosk featuring hot roasted green chiles and hanging clusters of spicy peppers, open from August through October.
