Paradise Heights has plenty of amenities in Northwest Albuquerque
Paradise Heights is a residential neighborhood that’s centrally located between several public amenities in Northwest Albuquerque. The first houses started going up in the late 1980s following a major growth spurt, with new arrivals including a golf course, a high school and a hospital. After the Cottonwood Mall opened in 1996, the area experienced a significant surge in commercial development with new businesses, shops and restaurants. “It’s an established neighborhood that borders Rio Rancho, which is the fastest growing city in the state,” says Leigh-Jo Anzures, a local broker and owner of Syan Real Estate. “They’re pretty much adjacent to each other.” With spacious homes, nearby parks and a walkable layout, Paradise Heights is a small suburb in Albuquerque with a lot to offer.
Custom homes with desert landscaping and mature trees
The neighborhood is tucked away from the main roads, with winding streets leading to several cul-de-sacs and dead ends within the community. Many custom homes feature stucco exteriors and flat roofs, and properties are often divided by wooden fences and brick masonry. Some houses have pebble lawns with wild grass, shrubs and cacti, while some sit on wooded lots. “There’s a hundred or so homes in this small little subdivision,” Anzures says. “These are more established houses with mature trees in the neighborhood.” One-story homes that are less than 2,000 square feet cost $280,000 to $340,000, while residences on quarter-acre to half-acre lots are $400,000 to $475,000. Larger homes of 3,000 square feet or more can have additional amenities such as cathedral ceilings, heated pools and outdoor fireplaces and range from $575,000 to $715,000.
Local parks and an 18-hole golf course
Salida Del Sol Park is situated on the neighborhood's north side and has a playground with slides, swings and spring riders. It also has walking loops and open green space. Tres Placitas Park is in the neighborhood directly east and has two playgrounds with walking loops. The 18-hole Paradise Hills Golf Course is about a mile and a half southwest and has a driving range with a pro shop. It is privately owned and open to the public.
Major shopping centers minutes from the neighborhood
The Golf Course Marketplace is southwest of Paradise Heights. It has chain restaurants such as Wingstop and Subway, as well as a Smith’s supermarket. Cottonwood Mall is less than 2 miles southeast and is one of the biggest shopping destinations in Northwest Albuquerque. In addition to having over 130 stores and restaurants, with brands including JCPenney, Dillard’s and Hot Topic, the mall also features an indoor playground, a dog park and a Regal movie theater. More shopping centers can be found outside the mall, with nearby grocery stores including Walmart, Albertson’s, Costco and Sam’s Club.
ABQ Ride buses to Rio Rancho and Albuquerque
The nearest highway intersection is less than 2 miles east and includes state Roads 45, 448 and 528. ABQ Ride buses stop along Ellison Drive south of the neighborhood and take passengers to Rio Rancho and Albuquerque’s International District, about 18 miles away. The Lovelace Westside Hospital is directly west of the neighborhood and is open 24 hours a day. The Albuquerque International Sunport is around 16 miles south and serves over 5 million passengers a year.
Albuquerque Public Schools with B ratings
The Albuquerque Public Schools system serves over 65,000 students in the city and earns a B on Niche. B-rated Seven Bar Elementary offers after-school activities, including Cub Scouts and Bible studies, while Taylor Middle School earns a B-minus and has a computer lab with STEM programs. Cibola High School earns a B-plus and offers career and technical education in areas such as business, engineering and automotive technology.
