Proximity to work and play in Seven Bar North, near Rio Rancho
Seven Bar North, located along the border of Albuquerque and Rio Rancho, has access to virtually all the essentials — nearby employers, such as Intel and Lovelace Westside Hospital, as well as shopping and dining at the adjacent Cottonwood Mall. “Everything you need is very close. There are plenty of places to eat and shop,” says Chris Shain Tanner, a team lead with Keller Williams Realty and the President of the Greater Albuquerque Association of Realtors. “You can live [entirely] within a couple of miles of your address and be totally fine. You can’t necessarily say that about the other areas of Rio Rancho.” While Balloon Fiesta Park sits across the river, residents can still catch a glimpse of the city’s flagship attraction of hot-air balloons taking flight from their respective lawns. “If you look at the distance from Seven Bar North, you get an amazing view of the balloons taking off,” Tanner says.
Minimal Traditional homes, Spanish Mission Revivals and adobe builds
Homes across Seven Bar North were constructed around the turn of the 21st century along sidewalks that lead past attached garages. “They’re not brand new, but that’s the great thing. The lots are extremely small on the brand-new ones,” Tanner says. “Those that are five to 10 years older didn’t seem to have such tight constraints.” In the southern half of the neighborhood, Minimal Traditional cottages with private yards and small, shaded front patios range from $300,000 to $350,000. Homes in these southern subdivisions have monthly homeowners association (HOA) fees that span from $60 to $70. The northern Seven Bar North communities consist of distinct Spanish Mission Revivals and Pueblo-style homes, some with grassy backyards. These homes fetch between $325,000 and $600,000 with HOA fees that start around $15 and go up to $60.
Cottonwood Mall, artisan coffee and six generations of winemakers
Seven Bar North is between 2 and 3 miles from the Cottonwood Mall, which is surrounded by chain eateries and national grocers like Sam’s Club, Walmart Supercenter and Albertsons Market. Closer to the neighborhood, D.H. Lescombes Winery & Bistro belongs to a sixth-generation family of winemakers who brought their craft from Burgundy to New Mexico in 1981. Their upscale Cottonwood location offers wine flights and Southwest-inspired dishes, like pasta New Mexico — with hatch green chile — and Chimayo chile pork chops. Cafe Bella Coffee is another local chain that’s been in the Albuquerque area for over a decade. Partnerships with microroasters and fair-trade suppliers make for artisan coffee that can be enjoyed with scones made from scratch, street tacos and other lunch plates. The coffee shop also hosts the Tacos & Rides get-together for classic car enthusiasts in its parking lot every Friday.
Dual-credit courses and career technology classes at Cibola High
Children in the neighborhood may begin their K-12 journeys at Seven Bar Elementary School, which receives a B grade from Niche. Those who live in the northern half of the neighborhood can move forward to the B-rated James Monroe Middle School, while those in the southern portion may enroll at Taylor Middle School, scoring a B-minus. Students from both middle schools come together again at Cibola High School, which maintains a B-plus. The high school offers dual-credit courses through New Mexico Community College and the University of New Mexico, as well as career and technical education programs in engineering and robotics, business marketing and automotive technology.
Neighborhood parks serve as green respites from the New Mexico desert
Grassy parks around Seven Bar North interrupt the otherwise sandy, desert terrain of Albuquerque. Two playgrounds on circular mulch pits mirror each other in Tres Placitas Park, separated by a shaded picnic table. Just west of the neighborhood, Salida del Sol Park offers another playground and a larger green space. Walking paths meander under blooming trees, passing shrubs with delicate flowers in the springtime. Black Arroyo Park’s large playground features a tire swing, monkey bars and rope ladders. Skaters and BMX riders can practice their tricks on the ramps and rails at the North West Modular Skate Park, next to Cibola High School.
Interstate 25 travels downtown, while a bus line goes uptown
Coors Bypass, also known as New Mexico state Route 528, traces the eastern side of the neighborhood, eventually crossing the Rio Grande and connecting to Interstate 25. Downtown Albuquerque is about 18 miles away via interstate. Ellison Drive Northwest connects the community to shopping in the east and the Lovelace Westside Hospital in the west. Bus 157, part of the ABQ Ride system, picks passengers up in the neighborhood and takes them past uptown, as far south as the Kirtland Air Force Base. A few more ABQ Ride buses stop at the Northwest Transit Center in the neighborhood.
