Scenic views of the New Mexico landscape from Vista Grande

Located on the banks of the Rio Grande, Vista Grande is a residential Albuquerque neighborhood that lives up to its name. “The main reason to purchase in this area is for unobstructed views. If you can purchase a property on the bluff, it overlooks the river,” says Kevin Mullaney, the broker/owner of Casa ABQ, who has over a decade of experience. “You can see the cottonwood trees and everything changing colors with the seasons. You have year-round views of the Sandia Mountains.” The neighborhood is situated between the river and Coors Boulevard in western Albuquerque. In addition to scenic views, it has easy access to recreation and commuting, with green spaces and highways nearby.

Modern homes with Southwest flair in Albuquerque

Homes in Vista Grande are typical of the styles found in the Southwest. Many are Pueblo-style houses, with rounded edges and flat roofs, while others are New Traditional designs incorporating features like stucco exteriors and red tile roofs. Most homes are close together on small lots, but some parts of the neighborhood have custom houses on spacious parcels. Several of the area's subdivisions are gated, offering residents an added layer of security and privacy. Prices tend to be lower than in other parts of Albuquerque. “The advantage of being on the west side is it’s more affordable, and you get to overlook the cottonwoods,” Mullaney says. “The closer you get to the edge of the bluff, the more expensive it gets.” Houses west of Alamogordo Drive sell for $400,000 to $610,000. Homes east of Alamogordo Drive and closer to the river can sell for $700,000 to $1.1 million. Some properties have homeowners association fees ranging from $50 to $100 per month.

Walking along the Rio Grande and enjoying sports at city parks

Vista Grande offers easy access to several recreation sites around Albuquerque. “The Bosque is the greenbelt of Albuquerque. It goes north and south and is a really nice walking, hiking and biking trail,” Mullaney says. Residents can access the Paseo del Bosque from Campbell Road on the river’s east side. The paved trail parallels the river for 16 miles, offering plenty of room for exercise or a relaxing stroll. The Pueblo Montano Picnic Area has more trails closer to the neighborhood on the river’s west side, weaving through the trees and leading to the edge of the flowing water. Redlands Park is a green space with multiple baseball fields, a basketball court and a playground. Golfers can enjoy a round at Ladera Golf Course, an 18-hole course open to the public.

Chain and locally owned businesses near the neighborhood

Coors Boulevard is a major commercial corridor with many shopping and dining options. Mullaney recommends Sobremesa, a brewery and restaurant serving traditional Mexican dishes and standard American bar fare. The area also has several chain and fast-food restaurants. Old Town Albuquerque is about 4 miles away and features various restaurants offering Southwest cuisine, craft beer and locally produced wine. Stores like The Home Depot, Walgreens and Walmart are nearby, and groceries are available at Sprouts Farmers Market or Albertsons just north of the neighborhood.

Public and private schools offer a range of academic options

Students will likely attend Susie R. Marmon Elementary School and John Adams Middle School, both C-rated by Niche. West Mesa High School earns a C-plus and offers several career courses in fields like business, computer science and digital arts. It also has a job mentorship program that allows students to gain real-world work experience. St. Pius X School is an A-rated private school serving sixth through 12th grades. The school is rated as the best school for athletes in New Mexico and has won several state championships in sports and academic competitions.

Commuting by car or bus through Albuquerque

Coors Boulevard is a major thoroughfare through Albuquerque’s west side. The road leads about 2 miles south to Interstate 40, offering an east-west highway through New Mexico. Multiple Ride ABQ bus routes also serve the area, taking riders up and down Coors Boulevard and to the University of New Mexico campus. The closest hospital is Lovelace Medical Center, about 7 miles away. Albuquerque International Sunport is about 10 miles from the neighborhood.
